Woodforest builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Montgomery, Texas, that's about $8,500 back at closing.

Your Woodforest savings stack
Woodforest is Johnson Development's 3,000-acre master-planned community in Montgomery, in Montgomery County about five miles north of The Woodlands, six miles south of Lake Conroe, and seven miles west of Interstate 45. Residents have lived there since 2009, and the plan calls for 5,500 single-family homes, townhomes, patio homes, and custom homes. Johnson Development reports 5,155 homes sold to date and describes the community as nearing close-out.
More than 700 acres are set aside for parks, sports fields, and open space, with 16 parks and more than 15 miles of trails. The 16-acre Forest Island center has a pool with water slides and tennis courts, The Vue at The Crest Park adds a third pool and an open-air pavilion, and The Palm houses the fitness center and HOA offices. The 27-hole Woodforest Golf Club, the Stampede Sportsplex, Pine Market shops, and an onsite Conroe ISD elementary school are inside the community.
For buyers, the remaining new homes are concentrated in a few product lines: Chesmar villas, Highland Homes townhomes and 60-foot homesites, and custom homes in gated Pine Island. Combined tax rates differ by about 0.3 percentage points depending on the utility district and school district for the lot, and Bonterra and the gated sections carry extra fees. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Woodforest builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,500 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Woodforest model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Mostly resale
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Woodforest has four combined 2025 tax rates, from 2.1459% (MUD 113, Conroe ISD) to 2.4499% (MUD 121, Montgomery ISD). On a $450,000 home, that gap is about $1,370 a year before exemptions, so we confirm both for every address.
Woodforest charges a 0.50% foundation fee on the sales price at each closing, which funds community programs. We ask who pays it in the contract and fold it into your incentive or concession package.
The base HOA assessment is $1,392 a year, and gated sections, townhomes, and Bonterra add their own fees. We get the full amount for the specific section before you compare monthly payments.
Woodforest is split between Conroe ISD and Montgomery ISD. We check the attendance zone for the specific address instead of relying on a builder map.
With most of the 5,500 planned homes sold, builders have fewer homesites left. Tell us before you visit a model so we are registered as your agent from your first visit.
