Tamarron builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $350,000 home in Katy and Fulshear, Texas, that's about $5,500 back at closing.

Your Tamarron savings stack
Tamarron is D.R. Horton's master-planned community on the Katy and Fulshear line in Fort Bend County, off Jordan Road and Tamarron Parkway. D.R. Horton builds the new homes here and calls Tamarron its #1 master-planned community in the nation. The community recorded 974 new home sales in 2025, up 32% from 2024 and #9 nationally in RCLCO's year-end ranking, then climbed to #6 at mid-year 2026 with 594 sales. The Houston Chronicle reported in 2024 that the 3,500-acre community had sold nearly 5,400 homes, with about 4,300 more planned.
Two recreation centers anchor the amenities, with a resort-style pool, splash pad, water slides, playgrounds, and fitness centers. Residents also have soccer fields, lakes, pickleball courts, and walking trails, and Lamar CISD's Tamarron Elementary and Slawinski Elementary sit inside the community.
With one builder, the buying decision comes down to the series, the lot, and the section. D.R. Horton offers 45-, 50-, and 60-foot homesites with plans from 1,535 to 3,188 square feet, and the MUD rate, school district, and HOA closing fees change from section to section. A local buyer's agent with new-build experience knows where to push on lot premiums and incentives.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Tamarron builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,500 on a $350,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Tamarron model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Tamarron spans four Fort Bend County MUDs, with 2026 rates such as $1.07 per $100 for MUD 182 and $1.17 for MUD 222. Combined 2025 rates ran about 2.71% to 2.84%, and a section inside Fulshear city limits adds the city's rate. We pull the Fort Bend Central Appraisal District record before you sign.
Tamarron West is zoned to Lamar CISD, while some original sections are zoned to Katy ISD. Lamar CISD keeps opening new campuses in the area, so we check the attendance zone for the specific address.
The Tamarron HOA's working capital fee equals 12 months of regular dues: $1,550 in Sections 3, 8, and 13 and $1,800 in Section 11, plus a $225 transfer fee. Ask for your section's figure early.
D.R. Horton sells 45-, 50-, and 60-foot homesites with plans from 1,535 to 3,188 square feet. Lot premiums and options add to the base price, and we push for them to be credited or bundled.
The Tamarron sales center at 31730 Barrymoor Trace is open seven days a week. Tell us before you go so we are registered as your agent from your first visit.
