Buy a new home in Sunterra and keep the commission

Sunterra builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $375,000 home in Katy, Texas, that's about $6,250 back at closing.

What to know before buying in Sunterra

Sunterra is a 2,303-acre master-planned community in Katy, a few miles north of Interstate 10 and west of the Grand Parkway, spanning Harris and Waller counties. Land Tejas and a Starwood Land affiliate are developing it for about 7,000 homes, and home sales began in 2021. Builders sold 1,024 new homes there in 2025, making Sunterra the top-selling community in Texas for the third straight year and #5 nationally in RCLCO's year-end ranking.

The Sol Club opened in June 2025 around a 2.7-acre Crystal Lagoons amenity with a sandy beach, kayaking, and paddleboarding, next to a 10,000-square-foot clubhouse and covered pickleball courts. A second amenity village, The Retreat, has a resort pool, lazy river, splash pad, fitness center, yoga studio, and open-air arcade. Katy ISD's Cross Elementary and Royal ISD's Royal Prairie Elementary both opened in the community in 2025.

For buyers, 21 builders and prices from the $200s to the $800s mean plenty of choice in one community. They also mean property taxes, school district, and HOA costs change by section, with Harris County and Waller County lots on different tax rolls. A local buyer's agent who knows the sections can sort that out before you sign.

Stack your rebate on top of Sunterra builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Sunterra builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $375,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Sunterra builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Sunterra model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Katy ISD sections (Harris County)

Most Harris County sections are zoned to Katy ISD, including Cross Elementary inside the community. These lots pay Harris County taxes plus a MUD rate, such as Harris County MUD 569 at $1.50 per $100.

Active new builds

Royal ISD sections (Waller County)

Waller County sections are zoned to Royal ISD, including Royal Prairie Elementary, opened in 2025. One published builder guide lists a combined 3.265% rate for a Royal ISD section.

What our local agents check in Sunterra

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Check which county the lot is in

Sunterra spans Harris and Waller counties, and combined tax rates run about 3.2% to 3.65% depending on the section. On a $375,000 home at 3.4%, that is about $12,750 a year before exemptions. We pull the taxing entities for each lot before you sign.

  • Confirm Katy ISD or Royal ISD by address

School district follows the section. Sunterra lists 11 campuses across both districts plus a future Katy ISD elementary, which will be the third school on site, and notes that zoning can change. We verify the attendance zone for the exact address.

  • Price the lot, not the base plan

Builder starting prices in October 2026 ran from $233,990 at Lennar to $484,990 at Ashton Woods, before lot premiums and design center upgrades. We push for those costs to be credited, waived, or bundled before you commit.

  • Bring your agent from the first model visit

With 21 builders, most buyers tour several model homes. Many builders pay buyer-agent compensation only when your agent is registered on your first visit, so tell us before you go.

  • Budget HOA costs at closing

The Sunterra HOA, managed by GrandManors, runs about $1,160 a year. Expect a working capital fee of about half the annual assessment at closing, plus a transfer fee.

Buying in Sunterra: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $375,000 home with 3% compensation, that is $11,250 minus a $5,000 flat fee, or a $6,250 TurboHome rebate. Your lender confirms how the credit is applied.
