Buy a new home in Anniston and keep the commission

Anniston builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $300,000 home in Katy, Texas, that's about $4,000 back at closing.

What to know before buying in Anniston

Anniston is Friendswood Development Company's master-planned community in north Katy, on the south side of FM 529 between Pitts Road and Katy Hockley Road in Harris County. Friendswood is a Lennar company, and Lennar builds the homes. Anniston debuted on RCLCO's national list at #12 with 775 new home sales in 2025, then recorded 313 sales in the first half of 2026, down 34% from the same period in 2025.

Plans call for a lake for fishing and kayaking and a recreation center with a pool, and Friendswood registered a 6,740-square-foot open-air amenity pavilion at 662 Anniston Lakes Drive with the state in 2024. Students attend Katy ISD schools, including McElwain Elementary, Nelson Junior High, and Freeman High School.

For buyers, one builder means fewer price sheets to compare and one sales team to negotiate with. Lennar offers eight collections, from one-story Cottage and Watermill plans to Fairway II homes near $500,000, and has posted price cuts on some inventory homes. A local buyer's agent can tell you which discounts hold up and where to push on the rest.

Stack your rebate on top of Anniston builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Anniston builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $4,000 on a $300,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Anniston builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Anniston model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in Anniston

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Budget for the MUD rate

Anniston sits in Harris County MUD 539, which adopted $1.50 per $100 for 2025, and Lennar estimates the combined rate at about 3.32%. On a $300,000 home, that is about $9,960 a year before exemptions. MUD 539 also planned a $20.9 million bond sale in 2026.

  • Confirm the Katy ISD campus

Katy ISD grew more than any other Houston-area district over the past five years, and a 2024 demographic study projected about 2,330 more units in Anniston over the next decade. Campus assignments can shift, so we check the zone for the exact address.

  • Read every price cut closely

Lennar has posted $25,000 to $30,000 price cuts on some Anniston inventory homes. Ask whether a cut replaces or stacks with financing incentives, and get it in the contract.

  • Ask which amenities are open

Lennar still describes the lake and recreation center as future amenities. If they matter to your decision, get the schedule in writing.

  • Register your agent at the sales office

Lennar's Anniston sales office at 6802 Harvest Wheat Lane is open seven days a week. Tell us before you go so we are registered as your agent from your first visit.

Buying in Anniston: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $300,000 home with 3% compensation, that is $9,000 minus a $5,000 flat fee, or a $4,000 TurboHome rebate. Your lender confirms how the credit is applied.
