Buy a new home in The Grand Prairie and keep the commission

The Grand Prairie builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $375,000 home in Hockley, Texas, that's about $6,250 back at closing.

What to know before buying in The Grand Prairie

The Grand Prairie is EMBER's 1,730-acre master-planned community in Hockley, northwest of Houston near US 290, with about 6,000 homes planned at build-out. It held its grand opening in April 2024, and builders sold 639 new homes in 2025, ranking it #17 nationally on RCLCO's year-end list and #15 on John Burns' list. It added 259 sales in the first half of 2026, #35 nationally and #6 in Houston.

About 450 acres are set aside for parks, including the 70-acre Lake Ember, one of four paddle-friendly lakes, and The Overlook, a 40-foot hill with views across the community. Two amenity complexes opened in May 2026: The Sundancer, with a 6,700-square-foot lakeside clubhouse, two pools, a splash park, and a zipline playground, and The Starlight, a 3.6-acre complex with a lap-lane pool, pickleball courts, and a playground. More than 7 miles of trails connect the neighborhoods.

For buyers, seven builders and homesites from 40 to 70 feet put a wide range of homes in one place. Prices, lot sizes, and incentives differ from one builder to the next, and the water district rate for each lot belongs in your math. A local buyer's agent can compare them side by side and negotiate with the builder you choose.

Stack your rebate on top of The Grand Prairie builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

The Grand Prairie builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $375,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with The Grand Prairie builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a The Grand Prairie model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in The Grand Prairie

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Get the water district rate for the lot

Builder figures put the combined rate near 3.3%, and one 2025 builder sheet lists Waller ISD, Harris County, HC MUD 576, and HC WCID 164 among the taxing entities. On a $375,000 home at 3.3%, that is about $12,375 a year before exemptions. We pull the taxing entities for each lot before you sign.

  • Confirm the Waller ISD campus

The Grand Prairie is zoned to Waller ISD, with students attending campuses in Waller such as I.T. Hollman Elementary. The district bought 15.3 acres in the community for a future elementary school. We confirm the zone for the exact address.

  • Compare builders by lot width

Seven builders sell on homesites from 40 to 70 feet, and the same budget buys very different homes across them. We line up base price, lot premium, and incentives for each before you choose.

  • Plan for HOA fees at closing

The Grand Prairie HOA, managed by CCMC, listed a $1,200 annual assessment in 2025, plus a $200 working capital fee and a $375 management fee at closing.

  • Start at the Welcome Center with your agent

Buying in The Grand Prairie: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $375,000 home with 3% compensation, that is $11,250 minus a $5,000 flat fee, or a $6,250 TurboHome rebate. Your lender confirms how the credit is applied.
