Bridgeland builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Cypress, Texas, that's about $8,500 back at closing.

Your Bridgeland savings stack
Bridgeland is Howard Hughes' 11,500-acre master-planned community in Cypress, in northwest Harris County along the Grand Parkway. It has sold homes since 2006 and is still one of the busiest new-construction markets in Texas: 812 new home sales in 2025, #3 among Texas master-planned communities and #11 nationally in RCLCO's year-end ranking. The National Association of Home Builders named it 2024 Master-Planned Community of the Year.
More than 3,000 acres are set aside for parks, lakes, and trails, including about 800 acres of lakes and a planned 250-mile trail network. Bridgeland Central, a 925-acre mixed-use district, is adding offices, shops, and a Memorial Hermann medical building.
For buyers, the scale cuts both ways. You can compare 40-foot-lot production homes, townhomes, and gated custom lots in one community, but taxes, school zoning, and HOA dues change from section to section. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Bridgeland builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,500 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.
*Estimate based on 3% buyer-agent compensation. Actual compensation is negotiated in your written buyer agreement.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Bridgeland model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.
The original village, opened in 2006. Mostly resale homes on mature, tree-lined streets, zoned to Cy-Fair ISD.
Mostly resale
Opened around 2012 with resale and some new sections, Cy-Fair ISD schools, and the Dragonfly Park water park.
Resale + new
Opened in 2023 with active new construction and the community's lowest entry prices on 40-foot lots. Zoned to Waller ISD.
Active new builds
The newest building area, with a model home park at 10811 Linnaeus Lane and gated custom sections. School zoning varies by section across Waller, Cy-Fair, and Katy ISD.
Active new builds
The 925-acre mixed-use district along the Grand Parkway, with new single-family and townhome sections next to offices, retail, and dining.
New + mixed-use
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Combined property tax rates in Bridgeland run about 3.0% to 3.4% depending on the MUD or WCID district. On a $500,000 home at 3.2%, that is roughly $16,000 a year before exemptions. We pull the rate for each lot you are considering before you sign.
Bridgeland spans Cy-Fair ISD, Waller ISD, and a southern slice of Prairieland in Katy ISD. Builder maps go out of date, so we check the attendance zone for the specific address.
Advertised starting prices are the floor. Lot premiums, structural options, and design center upgrades can add tens of thousands. We push for those to be credited, waived, or bundled before you commit.
The Prairieland model home park opened in May 2026 with 18 models from 14 builders. Tell us before you go so we are registered as your agent from your first visit.
Bridgeland charges a 0.5% conveyance fee when a home is resold, plus a transfer fee. It does not affect your purchase today, but it belongs in your long-term math.
