Meridiana builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $475,000 home in Rosharon and Manvel, Texas, that's about $9,250 back at closing.

Your Meridiana savings stack
Meridiana is Rise Communities' 3,000-acre master-planned community off State Highway 288 at Meridiana Parkway, about ten minutes south of Pearland in Brazoria County, with addresses in Iowa Colony and Manvel. Building and sales began in 2016, and the developer says the land has room for 5,500 homes. Meridiana recorded 527 new home sales in 2025, ranking #24 nationally in RCLCO's year-end list and #19 in John Burns Research and Consulting's ranking.
The lakefront Oasis Village and the resident-only Adventure Cove anchor the amenities, with a wave pool, tidal river, resort-style pool, fitness center, event lawn, pavilion, and food truck park. Residents also get more than 100 acres of parks and 50 miles of trails. Meridiana Elementary, Barbara Bennett Elementary, and Caffey Junior High sit inside the community, and Iowa Colony High School is next door. The developer says every home is built above the 500-year floodplain.
For buyers, Meridiana offers a wide spread in one place: ten builders, from Chesmar homes starting in the $260s to Drees custom homes on 90-foot gated homesites starting in the $620s, plus Serenity, a gated 55+ section by Perry Homes. The tax rate changes between Iowa Colony and Manvel sections, and builder fees and incentives differ by builder. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Meridiana builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $9,250 on a $475,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Meridiana model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
The developer lists combined rates of 3.22% in Iowa Colony sections and 3.26% in Manvel sections. On a $475,000 home at 3.22%, that is roughly $15,300 a year before exemptions. Brazoria County MUDs 55, 56, and 57 each levied $0.90 per $100 in 2025, so we pull the taxing units for each lot before you sign.
All of Meridiana is in Alvin ISD, but the district has already redrawn lines here once, moving 369 Meridiana Elementary students to a new school in 2023. We check the attendance zone for the specific address instead of relying on a builder map.
Builders may charge a developer marketing fee and an HOA capitalization fee at closing, and lot premiums vary by section. We get the full fee list up front and push for those costs to be credited, waived, or bundled.
Brazoria County is in TWIA's coastal catastrophe area, so a new home needs a windstorm certificate (WPI-8) to qualify for TWIA wind coverage. Ask the builder for the WPI-8 and the lot's elevation certificate, and price insurance before you lock a rate.
Model homes are open daily across ten builders, from 28-foot townhomes to 90-foot gated homesites. Tell us before you go so we are registered as your agent from your first visit.
