Windsong Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $750,000 home in Prosper, Texas, that's about $12,500 back at closing.

Your Windsong Ranch savings stack
Windsong Ranch is a 2,030-acre master-planned community in Prosper, on US 380 about 2.5 miles west of the Dallas North Tollway. The first phase opened in 2014, Tellus Group has led development since 2019, and the plan calls for 3,324 single-family homes, four amenity centers, four school sites, and more than 600 acres of parks, creeks, and trails. Builders sold 551 new homes there in 2023, according to RCLCO, and in October 2026 Tellus added 96 acres for a final phase of about 290 homesites.
The signature amenity is THE LAGOON, a five-acre swimming lagoon with white sand beaches that opened in 2019. THE COMMONS has the welcome center, a café, a fitness center, two pools with cabanas, and an outdoor living area with a fireplace. Residents also get tennis, pickleball, and basketball courts, an amphitheater, a mountain biking course, an 18-hole disc golf course, a dog park, and a community garden.
For buyers, Windsong Ranch has new homes from the high $500s to custom homes above $1.9 million, with no MUD tax and a combined 2025 rate near 1.98%. At these prices, the builder's buyer-agent commission is large, so the TurboHome rebate is too. A local buyer's agent compares the builders' lots and incentives and negotiates price, upgrades, and credits before you sign.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Windsong Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $12,500 on a $750,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Windsong Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Planned
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Windsong Ranch has no MUD or special district tax. The 2025 rate is about 1.98%: Town of Prosper 0.505, Prosper ISD 1.255, and Denton County 0.2249 per $100. On a $750,000 home that is roughly $14,850 a year before exemptions. We confirm the county and rate for the exact address.
Builder-paid commission grows with the price, and our flat fee is tiered. At 3%, a $750,000 home earns about a $12,500 TurboHome rebate, and a $1,000,000 home about $20,000. We show you the math for each home you are considering.
Windsong Ranch is in Prosper ISD, with Windsong Ranch Elementary and Bryant Elementary on site and a future middle school and high school planned. Moseley Middle School is across Teel Parkway. We verify the attendance zone for the specific address.
Single-family dues are $210 a month, billed quarterly. Villas and townhomes add $324 a month for roof insurance, exterior maintenance, and landscaping, so total dues there run about $534 a month. We include that in your payment comparison.
Coventry, Bloomfield, Southgate, and Tradition all have models on Old Rosebud Lane, so most buyers see several in one visit. Tell us before your first stop so we are registered as your agent at each builder.
