Trophy Signature Homes, 40-foot lots
Trophy's Texas Tree Series is the community's entry point on 40-foot homesites. Trophy's Lakehaven homes run from $239,990 to about $404,000, with 1,232 to 3,594 square feet.
Active new builds
Lakehaven builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $325,000 home in Farmersville, Texas, that's about $4,750 back at closing.

Your Lakehaven savings stack
Lakehaven is a 453-acre master-planned community in Farmersville, in eastern Collin County next to TX-78 just south of US-380 and minutes from Lavon Lake. Green Brick Partners and Meritage Homes are developing it as a 50/50 partnership, with 1,838 lots planned on 40- to 60-foot homesites. Home sales began in 2023, and builders sold 375 new homes in 2025, tied for #48 among U.S. master-planned communities in RCLCO's year-end ranking.
The amenity center on Richland Drive has a resort-style pool with shaded cabanas, pickleball and basketball courts, a playground, a covered pavilion, and a lawn with a fire pit lounge. Trails, open green space, and a large pond run through the community, and Lavon Lake's parks and marinas are a short drive away.
For buyers, Lakehaven has new homes from the mid $200s and two builders, Trophy Signature Homes and Meritage Homes, selling side by side. The tract is outside any city, so there is no city tax, but the MUD rate is part of a combined rate near 2.75%. A local buyer's agent compares the two builders' plans, lots, and incentives and negotiates both price and credits before you sign.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Lakehaven builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $4,750 on a $325,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Lakehaven model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.
Trophy's Texas Tree Series is the community's entry point on 40-foot homesites. Trophy's Lakehaven homes run from $239,990 to about $404,000, with 1,232 to 3,594 square feet.
Active new builds
Trophy, Victory, and Musician Series plans on wider homesites, with 3 to 5 bedrooms and one- and two-story options. Several finished homes on Somerville Drive were listed $20,000 to $41,000 below their original price in October 2026.
Active new builds
Six Meritage plans from about 2,125 to 3,429 square feet, priced from $307,990. The sales office is at 3704 Richland Drive, next to the amenity center.
Active new builds
Meritage's smaller, lower-priced series, with base prices starting in the mid $200s. Meritage had 18 completed quick move-in homes listed in October 2026.
Move-in ready
Lakehaven is planned in three phases, with open land still to be developed around the first sections. Ask which phase a lot is in and what will be built next to it.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Lakehaven has no city tax and no PID, but it does have a MUD. The combined 2026 rate is about 2.75%, so a $325,000 home pays roughly $8,900 a year before exemptions. We confirm the rate for the exact lot with the Collin Central Appraisal District before you sign.
Lakehaven is in Farmersville ISD. The community lists Tatum Elementary, Farmersville Intermediate, Farmersville Junior High, and Farmersville High School. We verify the attendance zone for the specific address, since campus assignments can change as the district grows.
In October 2026, Trophy listed several completed Lakehaven homes $20,000 to $41,000 below their original prices, and Meritage had 18 quick move-ins finished. Builders carry those homes every month, which gives us room to push for a lower price or more closing help.
Trophy's sales center at 3700 Richland Drive and Meritage's at 3704 Richland Drive sit next to each other, so most buyers tour both the same day. Tell us before your first visit so we are registered as your agent at both.
In October 2026, Meritage advertised rates as low as 3.99% plus up to $5,000 in closing costs on select homes, and Trophy advertised a reduced rate with free appliances. Both usually require the builder's lender. We price each offer against a straight discount and add your TurboHome rebate on top.
