Original phases (Phases 1A to 2B, Villages 2C and 2D)
The first sections, built starting in 2008. Mostly resale homes in Kaufman County MUD #2, which has the lowest combined tax rate in the community at about 2.60%.
Mostly resale
Devonshire builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $425,000 home in Forney, Texas, that's about $7,750 back at closing.

Your Devonshire savings stack
Devonshire is a 925-acre master-planned community in Forney, about 20 miles east of downtown Dallas off US 80 at FM 548. Building started in 2008, and Haynes Development Company has developed and managed it since 2017 with Avanti Properties Group. The community was approved for about 3,000 homes, and builders sold 395 new homes there in 2025, #45 among U.S. master-planned communities in RCLCO's year-end ranking.
The Club at Devonshire has a clubhouse, a large pool and splash pool, a covered pavilion with a fireplace, an events lawn, and a view of the Dallas skyline on clear days. A second amenity center adds an oversized pool, and residents also get a dog park with separate large and small dog areas, catch-and-release fishing ponds, sport courts, and hike and bike trails along the greenbelts.
For buyers, Devonshire offers eight builders and new homes from the high $200s into the $700s. The community sits in unincorporated Kaufman County with no city tax, but every lot falls in one of three MUDs, so the tax rate on two similar homes can differ by more than a quarter point. A local buyer's agent sorts that out lot by lot and negotiates price, upgrades, and incentives with each builder.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Devonshire builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $7,750 on a $425,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Devonshire model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Eight builders sell in Devonshire, including Trophy Signature Homes on 45- and 50-foot lots from $286,990 and Bloomfield Homes with plans from 1,840 to 4,226 square feet priced $375,990 to $594,990.
Active new builds
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Devonshire spans Kaufman County MUD #2, #3, and #4, and combined 2026 rates run from about 2.60% to 2.86%. On a $425,000 home at 2.79%, that is roughly $11,900 a year before exemptions. Village names do not reliably tell you the MUD, so we check the parcel before you sign.
All of Devonshire is in Forney ISD, but campus assignments vary by section. The community site lists Griffin Elementary, Brown Middle, and North Forney High, while one builder's section lists Crosby Elementary, Rhodes Intermediate, and Jackson Middle. We verify the attendance zone for the specific address.
In October 2026, new Devonshire listings asked about $176 per square foot versus about $149 for resale homes. That gap is your negotiating room. We use it to push for a lower price, paid closing costs, or upgrades before you commit.
Eight builders have models or sales centers in Devonshire, including Trophy Signature Homes at 1236 Abbeygreen Road and Bloomfield Homes at 1404 Holmesfield Drive. Tell us before you tour so we are registered as your agent from day one.
Builders here advertise low promotional rates and extras such as free appliances, usually tied to a preferred lender. We compare the promotion against a price cut and line it up with your TurboHome rebate so total credits stay within your loan program's limits.
