Elevon builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $375,000 home in Lavon, Texas, that's about $6,250 back at closing.

Your Elevon savings stack
Elevon is a 1,268-acre master-planned community from MA Partners in Lavon, in Collin County with Lake Lavon to the north. The plan calls for more than 4,000 homes plus about 120 acres of commercial and mixed-use land. RCLCO counted 407 new home sales in 2025, down from 466 in 2024, which placed Elevon No. 42 in the country. MA Partners reported 955 homes closed as of late 2025.
Trailside Commons, the first amenity center, opened in 2024 with a resort-style pool, a splash zone, a clubhouse, and a pavilion. A second center, The Retreat, is planned with a large pool, a splash pad, tennis, pickleball, and basketball courts, fishing ponds, and a playground. Trails, fitness stations, and a dog park run through the community. Homes are in Community ISD.
The community site lists eleven builders, with homes from about $250,000 to past $1 million, from duplexes and townhomes to homes on 70 foot lots. Elevon is financed partly through a city Public Improvement District, so each lot carries a PID installment on top of a base tax rate of about 1.86%. With this many builders and product types, comparing the true monthly cost takes work. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Elevon builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $375,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Elevon model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Pacesetter Homes lists a base rate of about 1.86% from Community ISD, the City of Lavon, Collin County, and Collin College. On a $375,000 home, that is about $6,975 a year before exemptions and the PID. We pull the rate and PID amount for your exact lot before you sign.
PID installments vary by lot type and improvement area. The city's 2021 assessment plan estimated maximum average installments from about $1,700 to $4,000 a year per home in the first improvement area. The assessment can be paid in full at any time, so we compare paying it off against carrying it.
Pacesetter lists HOA dues of $155 a month for single-family homes, including internet, and $320 a month for twin homes, including front yard maintenance. Confirm the current amounts in the HOA disclosures.
Elevon is in Community ISD. Pacesetter lists Dodson Elementary and Community High School, and campus assignments can shift as the district grows. We confirm zoning for the exact address before you commit.
With eleven builders listed, you can tour several model homes in one afternoon, including Pacesetter's model at 1004 Joy Mill Place. Tell us before you go so we are registered as your agent from your first visit.
