Eastridge builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $350,000 home in Princeton, Texas, that's about $5,500 back at closing.

Your Eastridge savings stack
Eastridge is a 547-acre master-planned community from Green Brick Partners in Princeton, at Longneck Road and New Hope Road East, with a McKinney mailing address. It is planned for about 2,400 homesites on 40, 50, and 60 foot lots, with about $640 million in total buildout. RCLCO ranked Eastridge No. 39 in the country for 2025 with 427 new home sales.
Amenities include a clubhouse, pools, a playground, an outdoor kitchen, bocce and basketball courts, a workout facility, trails, and about 90 acres of parks and open space. Although the land is in the City of Princeton, Eastridge is in McKinney ISD, with Webb Elementary, Scott Johnson Middle, and McKinney North High listed on the community site.
Trophy Signature Homes and Meritage Homes build here, with plans from about $280,000 and homes listed into the high $400s. Eastridge homes sit in a city Public Improvement District, so a yearly PID installment of roughly $2,250 to $3,200 comes on top of property taxes. Two builders, three lot widths, and a PID bill make the true cost harder to compare. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Eastridge builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,500 on a $350,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Eastridge model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Princeton, Collin County, Collin College, and McKinney ISD add up to about 1.78%. On a $350,000 home, that is about $6,230 a year before exemptions, plus the PID installment for your lot. We pull both numbers for the specific lot before you sign.
City documents show maximum PID installments from $2,527 for 40 foot lots to $3,208 for 60 foot lots in the first phase, paid yearly through 2051. We read the PID disclosure with you so the yearly cost is in your budget from day one.
Eastridge is in McKinney ISD, with Webb Elementary, Scott Johnson Middle, and McKinney North High listed on the community site. We confirm zoning for the exact address before you commit.
Trophy Signature Homes and Meritage Homes price lots, upgrades, and incentives differently. We line up comparable plans and push for lot premiums and upgrades to be credited, waived, or bundled.
Meritage Homes' Eastridge sales office is at 404 Watertown Drive. Tell us before you go so we are registered as your agent from your first visit.
