Buy a new home in Silverado and keep the commission

Silverado builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $350,000 home in Aubrey, Texas, that's about $5,500 back at closing.

What to know before buying in Silverado

Silverado is a D.R. Horton master-planned community with an Aubrey address in Denton County, north of Dallas. D.R. Horton is the only builder, selling homes on lots from 40 to 75 feet wide. Engineering plans from JBI Partners cover about 925 acres and roughly 3,200 lots across Silverado West and Silverado East. RCLCO counted 446 new home sales here in 2025, down from 653 in 2024, which still placed Silverado No. 34 in the country.

Silverado West has a 13-acre community center and an 80-acre lake. Silverado East adds a 12-acre amenity center with pools, a splash pad, a pavilion, an event lawn, and basketball, tennis, and pickleball courts. D.R. Horton also lists a clubhouse, dog park, playground, and pergola. Homes are in Aubrey ISD.

D.R. Horton lists homes from $281,990, from 1,294 to 3,049 square feet, and has cut prices on some quick move-in homes. Silverado sits outside Aubrey city limits inside The Lakes Fresh Water Supply District, which brings the combined tax rate to about 2.34%. With one builder setting every price, your leverage comes from lot choice, incentives, and timing. That is where a local buyer's agent earns their keep.

Stack your rebate on top of Silverado builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Silverado builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,500 on a $350,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Silverado builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Silverado model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in Silverado

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Budget for the FWSD tax rate

Silverado's combined rate is about 2.34%: The Lakes FWSD at 0.96, Aubrey ISD at 1.2011, and Denton County at about 0.18 per $100. On a $350,000 home, that is about $8,204 a year before exemptions. We pull the rate for your exact lot before you sign.

  • Confirm school zoning by address

Silverado is in Aubrey ISD, and D.R. Horton lists Jackie Fuller Elementary, West Elementary, Aubrey Middle, and Aubrey High. Campus assignments can change as the district grows, so we confirm zoning for the exact address.

  • Compare quick move-ins against new builds

D.R. Horton has cut prices on some quick move-in homes here, including one listed at $367,990 after starting at $452,990. We compare those against to-be-built prices and push for lot premiums and upgrades to be credited, waived, or bundled.

  • Register before your first model visit

D.R. Horton's Silverado sales office is at 2604 O'Connell Circle. Tell us before you go so we are registered as your agent from your first visit.

  • Check utilities with the tax bill

Water service in Silverado comes from Mustang SUD. We pull utility details along with the tax rate so you can budget the full monthly cost of the home.

Buying in Silverado: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $350,000 home with 3% compensation, that is $10,500 minus a $5,000 flat fee, or a $5,500 TurboHome rebate. Your lender confirms how the credit is applied.
