Walsh builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $600,000 home in Fort Worth and Aledo, Texas, that's about $8,000 back at closing.

Your Walsh savings stack
Walsh is a 7,200-acre development in Fort Worth, on I-30 twelve miles west of downtown, built on the ranch Howard and Mary Walsh owned. A partnership of the Walsh family and Republic Property Group is developing it. Development began in 2016 and the community opened in April 2017, with about 4,000 homes planned on the first 1,700 acres. At full buildout, around 2050, the plan calls for about 15,000 single-family homes, 2,300 acres of open space, and more than 32 miles of hike and bike trails.
Walsh Village is the center of the community: a 10,000-square-foot Athletic Club, a six-lane junior Olympic lap pool, a family pool with slides and a swim-up island, a 4-acre fishing lagoon, sand volleyball, tennis and basketball courts, a Makerspace with a 3D printer, laser cutter, and robotics lab, and a neighborhood market. Lake Park adds a 9-acre lake with a beach and an 80-foot dock. Every home gets 2 gigabit internet through the HOA. Walsh is in Aledo ISD, with Walsh Elementary on site.
Builders list homes from $400,000 with David Weekley Homes to more than $1 million with several others. HOA dues run $187 to $267 a month in 2026, and Walsh lists a 2025 tax rate of 2.689427% including its Public Improvement District. With more than a dozen builders and a PID that varies by lot, comparing the real monthly cost takes work. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Walsh builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,000 on a $600,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Walsh model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Walsh lists a 2025 base rate of 2.339427% and a total of 2.689427% with the PID No. 16 assessment, which is billed by lot size. Homes in planning areas 1, 2, and 3 carry a lower PID assessment. We pull both numbers for your lot before you sign.
2026 HOA dues are $187 a month for garden homes, $223 for 35 foot lots, $233 for 50 foot lots, $243 for 60 foot lots, $251 for 70 foot lots, and $267 for custom lots. Dues cover the Athletic Club, 2 gigabit internet, and front yard maintenance.
Walsh is in Aledo ISD: Mary D. and F. Howard Walsh Elementary on site, McAnally Middle, Daniel Ninth Grade Campus, and Aledo High. We confirm zoning for the exact address before you commit.
Walsh says most available homesites are already owned by its builders, so you negotiate the lot with the builder. Lot premiums and design center add-ons vary by builder. We push for those to be credited, waived, or bundled.
