Union Park builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Little Elm and Aubrey, Texas, that's about $8,500 back at closing.

Your Union Park savings stack
Union Park is a 1,100-acre master-planned community by Hillwood Communities in Little Elm, in Denton County, along US 380 near the shores of Lake Lewisville. Phase 1 opened for construction in 2014 with 393 lots, and Hillwood plans 3,400 homes at build-out. The Dallas Builders Association named Union Park Community of the Year at its 2024 McSAM Awards.
The community is built around a wooded 30-acre Central Park with greenbelts and trails. Residents also get two recreation centers, two pools, a splash pad, an ADA-accessible exploration park, an open-air event pavilion, an outdoor kitchen, sports courts, a food truck park, a dog park, a catch-and-release pond, and an outdoor ninja-style fitness course. A full-time lifestyle manager runs more than 300 events a year.
For buyers, two builders sell new homes today. Tri Pointe Homes starts at $399,990 on 40- and 50-foot homesites, and Bloomfield Homes runs from $479,990 to $759,990. Taxes include a municipal management district, and HOA dues vary by lot. A local buyer's agent compares both builders' lots and incentives and negotiates price, upgrades, and credits before you sign.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Union Park builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,500 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Union Park model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

A 609-lot section for adults 55 and older, added in the 2016 rezoning, with homes on 41-, 51-, and 65-foot lots.
Age 55+
The first 393 lots opened for construction in 2014, with 50-, 60-, and 70-foot homes from American Legend, Coventry, Drees, Emerald, and Highland. These builders no longer sell here, so homes in this section are resales.
Resale
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Union Park lists a combined rate of $2.475939 per $100 of value: Town of Little Elm 0.549901, the municipal management district 0.5332, Denton ISD 1.2069, and Denton County 0.185938. On a $450,000 home that is about $11,140 a year before exemptions. We confirm the rate for the exact lot before you sign.
Hillwood's 2023 fact sheet put monthly dues at about $120 to $135 depending on lot size. Its current materials no longer publish a figure, and maintenance-free homes pay more to cover front yard care. Dues include front yard maintenance and home alarm monitoring. We get the current number for your lot from the builder and add it to your monthly payment.
Union Park is in Denton ISD, with Union Park Elementary on site. Tri Pointe lists Navo Middle School and Braswell High School as the nearby secondary schools. We verify the attendance zone for the specific address.
Tri Pointe and Bloomfield both build on 50- and 60-foot homesites here, and Bloomfield has listed a Rain Lilly Street home, due in November 2026, at $549,990, down from $674,833. We line up finished homes from both builders and ask for a lower price or closing help on top of your TurboHome rebate.
Tri Pointe's sales office is at 701 Boardwalk Way and Bloomfield's model is at 1817 Running Creek Trail. Tell us before you tour either one so we are registered as your agent when you walk in.
