Trinity Falls builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $475,000 home in McKinney, Texas, that's about $9,250 back at closing.

Your Trinity Falls savings stack
Trinity Falls is a 2,000-acre master-planned community in McKinney along the East Fork of the Trinity River. Construction started in the fall of 2013, and Johnson Development bought the community in 2016. Johnson plans it for about 5,000 families, with more than 450 acres of open space. It sits minutes from US 75 and US 380.
The centerpiece is B.B. Owen Park, a 350-acre natural park with wooded river frontage, nature trails, fishing lakes, an amphitheater, and a disc golf course. The Lodge has a pool, fitness room, co-working space, and event space with a catering kitchen. The Club adds a beach-entry pool, splash pad, grilling area, trike track, and playground, and Old Joe Dog Park and the Basecamp splash pad round it out. Del Webb at Trinity Falls is a 127-acre 55+ neighborhood with a 10,000-square-foot clubhouse and 16 pickleball courts. Homes are in McKinney ISD, with Ruth and Harold Frazier Elementary on site.
The community lists homes from the high $300s for Del Webb and Cadence townhomes and from the high $400s for single-family homes, with available homes running to the upper $700s. HOA dues are $1,572 a year, and townhome owners pay another $250 a month. There is no City of McKinney tax. Homes pay McKinney MUD No. 1 or No. 2 instead, and we estimate a total rate of about 2.28% to 2.35%. Seven builders sell now, with David Weekley Homes coming soon, across townhomes, three lot widths, and a 55+ section, which makes side-by-side comparisons harder. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Trinity Falls builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $9,250 on a $475,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Trinity Falls model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Trinity Falls is split between two MUDs. MUD No. 1 adopted $0.9847 per $100 for 2025 and MUD No. 2 adopted $1.05 for 2026. With county, college, and McKinney ISD rates, we estimate about 2.28% to 2.35% total. We confirm the rate for your lot before you sign.
Trinity Falls is zoned to McKinney ISD: Ruth and Harold Frazier Elementary on site, Scott Morgan Johnson Middle, and McKinney North High. The community notes that the developer does not control enrollment or transfers, so we confirm with the district.
Chesmar, Coventry, Drees, Highland, and Perry all have models on Bee Balm Road. Lot premiums and design center add-ons vary by builder. We push for those to be credited, waived, or bundled.
You can walk most of the model row in one visit. Tell us before you go so we are registered as your agent from your first visit.
