Lakefront and canal sections
Homes on the 300-acre lake and its connected waterways, with boating, fishing, and skiing from the backyard. Private and public boat docks are available.
Mostly resale
Towne Lake builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $950,000 home in Cypress, Texas, that's about $18,500 back at closing.

Your Towne Lake savings stack
Towne Lake is Caldwell Companies' 2,400-acre master-planned community in Cypress, in northwest Harris County, bordered by US 290, West Road, and Barker Cypress Road. Caldwell began development in 2006, and the Greater Houston Builders Association named Towne Lake its Master Planned Community of the Year in 2019. A 2026 local market guide counted about 4,300 recorded lots on the appraisal rolls, with the newest sections still finishing. About 300 acres are set aside for commercial uses, including the Boardwalk, a marina, a Kroger, and medical offices.
The community is built around a 300-acre recreational lake with more than 14 miles of shoreline and a 6-mile continuous boat ride, which the developer calls the largest private recreational lake in the Houston area. Residents can boat, fish, and ski, and the amenities include the Lakehouse, a waterpark with a lazy river, parks and trails, and boat rentals and a water taxi for residents without a boat. Cy-Fair ISD has three schools inside the community.
For buyers, the remaining new homes are concentrated in Caldwell Homes sections, The Heritage 55+ enclave, and gated custom sections where builders list homes from the $900s. Lake access, section, and the utility district for the lot all change what you pay. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Towne Lake builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $18,500 on a $950,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Towne Lake model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Towne Lake sections sit in different utility districts, so the combined tax rate changes from one section to the next. We check the Harris Central Appraisal District record for every address before you compare payments.
Ask for the current master assessment, any section association fees, and the fees due at closing before you write an offer. We get them from the resale certificate or the builder in writing.
Lakefront, canal, and interior lots in the same section can be priced far apart. We compare recent sales by lot type so you know what the water view is costing you.
Cy-Fair ISD has Postma and Rennell elementary schools and Anthony Middle School inside Towne Lake. We confirm the attendance zone for the specific address.
Custom builders in Great Oaks Estates and Water's Edge list homes from the $900s. Tell us before you meet a builder so we are registered as your agent from the first conversation.
