Creekside Park
The Harris County village on the south side of Spring Creek. It is zoned to Tomball ISD and has the highest combined 2025 rate in The Woodlands at $2.43 per $100.
Resale
Most homes for sale in The Woodlands are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $600,000 home in The Woodlands, Texas, that's about $8,000 back at closing.

Your The Woodlands savings stack
The Woodlands is Howard Hughes' 28,500-acre master-planned community 27 miles north of downtown Houston, mostly in Montgomery County with the Village of Creekside Park in Harris County. George Mitchell opened it in 1974, and it now has nine residential villages and nearly 125,000 residents. The Woodlands Township provides community services in place of a city government for most of the community.
Single-family development is essentially complete. Howard Hughes said in 2020 that only a small area of Creekside Park and the remaining lots in East Shore were left, and its 2025 residential land sales came from its other Houston communities, Bridgeland and The Woodlands Hills. The main new-construction project left is The Ritz-Carlton Residences, The Woodlands, a gated enclave of 111 estate homes on Lake Woodlands that was 76% pre-sold at the end of 2025, with completion expected in 2027. Residents have 151 parks, 220 miles of hike and bike trails, Lake Woodlands, and The Woodlands Waterway, with Town Center and Hughes Landing for shopping, dining, and offices.
For buyers, nearly every home for sale is a resale, and the combined tax rate runs from $1.70 to $2.43 per $100 depending on the village, the MUD, and the county. Some sections, such as East Shore and Windsor Hills, add HOA fees on top of the Township tax. That is where a local buyer's agent earns their keep.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in The Woodlands can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,000 on a $600,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
Each section has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a listing won't mention.
Combined 2025 rates range from $1.70 per $100 in parts of Grogan's Mill to $2.43 in Creekside Park. On a $600,000 home, that gap is about $4,400 a year before exemptions, so we pull the rate for each address.
Most of The Woodlands is in Conroe ISD. Creekside Park is in Tomball ISD and May Valley is in Magnolia ISD, so we verify the zone before you write an offer.
Most villages pay the Township tax instead of a master HOA fee. East Shore, Windsor Hills, Windsor Lakes, and Town Center add their own fees, so we get the total in writing before you compare homes.
With almost no builder inventory left, sellers set the terms. We review recent sales on the street and ask for concessions where the numbers support it, then stack your TurboHome rebate on top.
If you want a new build, tell us before you visit any model home so we are registered as your agent from your first visit and your TurboHome rebate stays on the table.
