Tavola builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $300,000 home in New Caney, Texas, that's about $4,000 back at closing.

Your Tavola savings stack
Tavola is a 1,500-acre master-planned community in New Caney, in Montgomery County near U.S. 59 and the Grand Parkway. Friendswood Development Company, a Lennar company, is the developer, and Lennar opened the first model home in 2014. In mid-2024 the Houston Chronicle reported 3,000 homes in Tavola with another 650 planned, and Lennar had opened the final sections west of U.S. 59 for sales.
The community sits among wooded acreage with greenbelt trails and lakes. Amenities include a recreation center pool, clubhouse, zip line, parks, and greenbelt areas. Friendswood lists Tavola Elementary, Keefer Crossing Middle School, and New Caney High School in New Caney ISD, and notes that zoning can change each year.
Friendswood lists four builders: Lennar on 40- to 65-foot lots, M/I Homes, Perry Homes, and Westin Homes, with base prices from the $210s to the $490s. The location gives access to Greenspoint, downtown Houston, and Bush Intercontinental Airport. A local buyer's agent helps you compare lot widths, builders, and incentives in the final sections.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Tavola builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $4,000 on a $300,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Tavola model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Friendswood's latest published figure is an estimated 3.43% combined rate from 2022, and a third-party guide lists about 3.31%. On a $300,000 home, 3.43% is about $10,290 a year before exemptions. We check current rates with the Montgomery Central Appraisal District.
A third-party guide estimates dues at about $750 a year, and Friendswood lists FirstService Residential as the HOA contact. Ask for the current assessment and any transfer fees before you sign, so closing costs hold no surprises.
Friendswood's school list comes from New Caney ISD and can change each year. We verify the campus for your address with the district.
