40-foot homesites
The entry point for single-family homes. Coventry Homes lists 40-foot plans from $399,990 with 1,617 to 2,793 square feet, and Highland Homes starts its 40-foot homes in the $430s.
Active new builds
Pecan Square builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $500,000 home in Northlake, Texas, that's about $10,000 back at closing.

Your Pecan Square savings stack
Pecan Square is a 1,200-acre master-planned community by Hillwood Communities in Northlake, in southern Denton County, off FM 407 about a mile west of I-35W. Hillwood broke ground in 2018, the first houses started in 2019, and about 3,100 homes are planned at build-out. Builders sold 367 new homes there in 2025, #50 among U.S. master-planned communities in RCLCO's year-end ranking, after 370 in 2024.
The community is built around a walkable Town Square with a game room, two swimming pools, a fitness center, a coworking space, a post and parcel room with Amazon Hub lockers, and a 22,000-square-foot event space in the former horse arena. Beyond the square are a pickleball complex, a dog park, more parks, and a third pool complex. HOA dues include Frontier internet, and Pecan Square won the 2021 People's Choice Community of the Year award.
For buyers, Pecan Square has six builders on the current site plan and new homes from the high $300s on 40-foot lots to the $900s on 100-foot homesites. Dues and taxes both vary by section and lot type. A local buyer's agent compares the builders' lots and incentives and negotiates price, upgrades, and credits before you sign.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Pecan Square builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $10,000 on a $500,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Pecan Square model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Active new builds
Cadence Homes and Drees Homes build townhomes on the current site plan. Townhome dues are the highest in the community, about $7,060 a year, because they include a sub-association and more exterior upkeep.

Mostly resale
The details that change your monthly payment or resale value, and that a model home tour won't mention.
The community lists a combined rate of about 2.43%, including Northlake Municipal Management District No. 1 at about 0.705%. On a $500,000 home that is roughly $12,150 a year before exemptions, and the Town of Northlake offers a 20% homestead exemption. We confirm the rate for the exact lot with Denton County before you sign.
Annual dues are $2,260 for 50-, 60-, and front-entry 70-foot lots, $3,121 for rear-entry 40-foot lots, $3,355 for rear-entry 70-foot lots, and $7,060 for townhomes. Every level includes Frontier internet. We add the dues to your monthly payment when comparing lots.
Pecan Square is in Northwest ISD, with Johnie Daniel Elementary on site and Barksdale Middle School set to open in August 2026. A future high school and stadium are planned in the community. We verify the attendance zone for the specific address.
In October 2026, Coventry listed several Pecan Square quick move-in homes $40,000 to $50,000 below their original prices. Builders carry finished homes every month, and we use that to ask for a lower price or more closing help on top of your TurboHome rebate.
Six builders sell in Pecan Square on the current site plan, and most buyers tour several in one day. Tell us which ones you want to see so we are registered as your agent at each before you walk in.
