One-story Express Series plans
Eight of the nine plans are one story, from the Bellvue at 1,447 square feet, starting in the $344s, to the Lakeway at 2,089 square feet, starting in the $385s.

Rosewood at Beltmill builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $350,000 home in Fort Worth, Texas, that's about $5,500 back at closing.

Your Rosewood at Beltmill savings stack
Rosewood at Beltmill is a D.R. Horton community in the Saginaw area of Tarrant County, with a Fort Worth 76131 mailing address, just north of West Bailey Boswell Road and Beltmill Parkway. D.R. Horton develops the neighborhood and is its only builder, and its model home and sales office are at 904 Fort Knox Drive. The community is zoned to Eagle Mountain-Saginaw ISD. An earlier D.R. Horton description listed an average lot size of 50 by 120 feet, and a 2023 new-home listing site counted 175 homes before D.R. Horton opened its current phase.
Residents get a community pool, an amenity center, a playground, a dog park, a park, and ponds, and the neighborhood has natural gas service. D.R. Horton describes a new elementary school inside the neighborhood and lists Hatley Elementary 0.3 miles from the model.
For buyers, D.R. Horton offers nine Express Series floor plans from $343,990, with 1,447 to 2,208 square feet. Eight are one-story plans. The HOA is $600 a year, an earlier D.R. Horton description put the tax rate at about 2.45%, and in October 2026 D.R. Horton listed five homes for sale from $347,715 to $401,825, each $5,000 below its original price. A local buyer's agent compares plans and lots and negotiates price, upgrades, and credits before you sign.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Rosewood at Beltmill builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,500 on a $350,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Rosewood at Beltmill model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

In October 2026 D.R. Horton listed homes on Bluebonnet Bend Road and Burnt Ranch Lane from $347,715 for 1,448 square feet to $401,825 for 2,209 square feet, each cut $5,000 from its original price.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
An earlier D.R. Horton description listed a combined tax rate of about 2.45%, which is about $8,575 a year before exemptions on a $350,000 home. Its current page no longer shows a rate, and the community has a Fort Worth mailing address while D.R. Horton places it in Saginaw. City limits and special districts set the rate, so we confirm it with the Tarrant County tax office before you sign.
D.R. Horton lists HOA dues of $600 a year, or $50 a month. We add that and the confirmed tax rate to your monthly payment when comparing plans.
The community is zoned to Eagle Mountain-Saginaw ISD. D.R. Horton lists Hatley Elementary 0.3 miles from the model, Prairie Vista Middle School 1 mile away, and Eagle Mountain High School 3.9 miles away. We verify the attendance zone for the specific address.
D.R. Horton is the only builder here, and in October 2026 it cut five listed homes by $5,000 each. We ask for a lower price or more closing help on top of that and on top of your TurboHome rebate.
The model home and sales office are at 904 Fort Knox Drive. Tell us before you tour so we are registered as your agent when you walk in.
