Final residential section
Hillwood finished the last residential section in 2025. The remaining new homes and homesites are here and in earlier sections where builders still hold lots.
Active new builds
Pomona builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Manvel, Texas, that's about $8,500 back at closing.

Your Pomona savings stack
Pomona is Hillwood Communities' 1,100-acre master-planned community in Manvel, in Brazoria County off State Highway 288 south of Pearland. It sits in Manvel's extraterritorial jurisdiction, so residents do not pay a city tax. Pomona opened its model homes in December 2015 and welcomed its first residents that year, and it is planned for 2,200 homes at build-out.
Hillwood completed Pomona's final residential section in 2025. Its 2025 newsletter counted about 200 homes remaining and expected the community to sell out around 2027, with Toll Brothers and Lennar finished and new homes from David Weekley Homes and Highland Homes. Amenities include resort-style pools, a 24-hour fitness center, a fish camp with a floating dock on an 18-acre lake, a food truck park, a dog park, and The Zone sports park with pickleball, tennis, and a splash pad. Pomona Elementary is within walking distance for residents.
For buyers, the last homesites are spread across a few builders with prices from the $300,000s to more than $1 million, and the combined tax rate changes by section. Gated sections add a yearly maintenance fee. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Pomona builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,500 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Pomona model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Homeowners in gated sections pay a $500 annual maintenance fee on top of the HOA dues, according to the developer.
Gated
Sections within walking distance of the onsite Alvin ISD elementary school. Junior high and high school campuses are within seven miles.
Resale + new
Homes near the 18-acre lake, its floating dock, and the fish camp, plus the open-air pavilion and trails nearby.
Resale + new
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Hillwood lists combined rates of $2.97 to $3.08 per $100 depending on where the home sits. On a $450,000 home, that gap is about $500 a year before exemptions, so we confirm the rate for each address.
HOA dues are $1,375 a year, and gated sections add $500 a year. We confirm which applies before you compare monthly payments.
Hillwood expects Pomona to sell out around 2027, so builders have limited lots and fewer plans left. We track which builders still have move-in ready homes and where they have room to negotiate.
Tell us which builders you want to see before you go, so we are registered as your agent from your first visit and your TurboHome rebate stays on the table.
