Buy a new home in Marvida and keep the commission

Marvida builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $325,000 home in Cypress, Texas, that's about $4,750 back at closing.

What to know before buying in Marvida

Marvida is an 856-acre master-planned community in Cypress, north of FM 529, west of Fry Road, and east of the Grand Parkway. Land Tejas launched it with Starwood Land, and the community opened in 2022. The master plan calls for approximately 2,500 homes.

The Island Amenity Village is the center of community life, with a clubhouse, lazy river, lap pool, splash pad, tennis and pickleball courts, sand volleyball, a dog park, and an event lawn. Marvida residents can also use amenities at the sister communities of Miramesa, Canyon Lakes West, and Bridge Creek. Students attend Cypress-Fairbanks ISD, with Walker Elementary, Andre Elementary, Rowe Middle School, and Cypress Park High School listed by the community.

The 2025 community brochure lists 12 builders, from Centex and KB Home to Perry Homes and Chesmar, with new homes from the high $200s to the $500s. The plan also includes a gated section and a rental neighborhood. Third-party guides estimate HOA dues of about $1,245 to $1,255 a year and a 2025 combined tax rate of about 3.24%. With that many builders, a local buyer's agent helps you compare plans, lots, and incentives before you commit to one.

Stack your rebate on top of Marvida builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Marvida builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $4,750 on a $325,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Marvida builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Marvida model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in Marvida

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Bring your agent from the first model visit

With 12 builders in one community, most buyers tour several models. Many builders pay buyer-agent compensation only when your agent is registered on your first visit, so tell us before you go.

  • Compare builders at the same price point

Prices run from the high $200s to the $500s across a dozen builders. We line up square footage, lot size, included features, and incentives so you can compare offers on equal terms.

  • Get the tax rate for the exact lot

Third-party guides put Marvida's 2025 combined rate at about 3.24%, including Harris County MUD 165. On a $325,000 home, that is about $10,530 a year before exemptions. We confirm the rate for your lot with the Harris Central Appraisal District before you sign.

  • Confirm the Cy-Fair ISD zone

Marvida lists Walker and Andre elementary schools, Rowe Middle School, and Cypress Park High School, and notes that zoning can change. We verify the campus for your address.

  • Tour the sister-community amenities too

Residents can use amenities at Miramesa, Canyon Lakes West, and Bridge Creek, including more pools, clubhouses, and workout facilities. Worth a look before you pick a section.

Buying in Marvida: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $325,000 home with 3% compensation, that is $9,750 minus a $5,000 flat fee, or a $4,750 TurboHome rebate. Your lender confirms how the credit is applied.
