Lago Mar is a 2,033-acre master-planned community in Texas City, in Galveston County along Interstate 45 between Houston and Galveston. Land Tejas opened it in 2017, and the community is now developed by a Starwood Land affiliate. The master plan calls for about 4,500 homes and roughly 14,000 residents at completion. Builders sold 380 new homes in Lago Mar in 2025, up from 344 in 2024, which put it at No. 47 on RCLCO's national list.
The centerpiece is a 12-acre Crystal Lagoons amenity with white-sand beaches, kayaking, paddleboarding, and sailing, set inside a 100-acre entertainment district with the Blue Lagoon Bar and Grill. Residents get their own beach areas, a kids' cove, and a clubhouse at the lagoon, while a public section hosts events such as Lagoonfest Texas. The Recreation Center adds a resort-style pool, a 3,000-square-foot clubhouse, a fitness center, and a playground, and the Green Bolt trails connect neighborhoods.
For buyers, Lago Mar lists 13 builders with homes from the high $200s into the $500s, and nine of them show models in one Model Home Village. Some sections are gated, two build-to-rent communities sit inside the master plan, and lagoon access and gated sections can carry their own fees. That is where a local buyer's agent earns their keep.
