Village Farm

Harvest Green builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $500,000 home in Richmond, Texas, that's about $10,000 back at closing.

Your Harvest Green savings stack
Harvest Green is a 1,700-acre master-planned community by Johnson Development in Richmond, in Fort Bend County along the Grand Parkway. Johnson Development planned it for more than 2,600 homes and over 200,000 square feet of commercial space, and grew it by adding 630 acres to the original 1,070. Harvest Green opened in 2015 and won Master Planned Community of the Year at the 2018 Greater Houston Builders Association Prism Awards.
Harvest Green is Houston's first agrihood, built around a 12-acre Village Farm. Residents can rent plots through the Farm Club, buy produce at the farmers market, or sign up for Veggie Share deliveries. The Farmhouse amenity center has a resort-style pool, splash pad, fitness center, event lawn, and lakeside amphitheater, and the community has more than 300 acres of lakes, parkland, and green space plus a Messina Hof winery and restaurant.
The community lists six builders, with homes from the $470s and custom homes from $1.3 million, and several larger-lot product lines are down to final opportunities. Developer-published 2026 figures put HOA dues at $1,271 a year and combined tax rates at 2.72% to 2.93%, depending on the MUD. A local buyer's agent helps you weigh lot, MUD, and builder before the remaining inventory sells.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Harvest Green builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $10,000 on a $500,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Harvest Green model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Harvest Green's gated neighborhood carries an additional $932 a year on top of the standard community dues, per the developer's 2026 HOA figures.
Gated
The details that change your monthly payment or resale value, and that a model home tour won't mention.
The developer publishes 2026 combined rates of 2.7189% in MUD 134E, 2.7689% in MUD 134D, and 2.9289% in MUD 134F. On a $500,000 home at 2.7689%, that is $13,844 a year before exemptions. We confirm the MUD for each lot.
Standard 2026 dues are $1,271 a year, and homes in the gated neighborhood pay an extra $932 a year. Ask the builder for transfer and working capital fees at closing too.
David Weekley 65-foot, Tri Pointe 75-foot, and Coventry 75-foot homesites are listed as final opportunities. When inventory is this thin, we push for lot premium credits on what remains.
Many builders pay buyer-agent compensation only when your agent is registered on your first visit. Tell us before you tour the model park on Home Sweet Home Street.
Harvest Green posts builder incentives of the month on its website. We check what each builder is offering and stack it with your TurboHome rebate.
