Buy a new home in Elyson and keep the commission

Elyson builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $550,000 home in Katy, Texas, that's about $6,500 back at closing.

What to know before buying in Elyson

Elyson is Brookfield Residential's 3,600-acre master-planned community in Katy, in Harris County along FM 529 west of the Grand Parkway. It opened in 2016 with a plan for about 6,000 single-family homes. Builders sold 413 new homes in Elyson in 2025, including its 3,000th sale, ranking No. 38 nationally on John Burns Real Estate Consulting's list and No. 41 on RCLCO's, its seventh straight year in the top 50.

Elyson House has a pool, fitness center, and Elyson Cafe. Lakeside Landing sits on a 31-acre lake with two pools and indoor and outdoor fitness areas, and the 64-acre Compass Lake has kayak launches and a trail. The plan sets aside more than 750 acres for parks, trails, and open space, with a trail system of almost 30 miles when complete. McElwain and Boudny elementary schools, Nelson Junior High, Freeman High School, and Harmony School of Excellence are all in or next to the community.

For buyers, Elyson has nine builders and 27 model homes, with prices from the $300s to more than $1 million. About 90% of homes are zoned to Katy ISD, while the newer neighborhoods east of Peek Road go to Cy-Fair ISD, and the combined tax rate changes from one side of Katy Hockley Cut-Off Road to the other. That is where a local buyer's agent earns their keep.

Stack your rebate on top of Elyson builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Elyson builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,500 on a $550,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Elyson builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Elyson model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in Elyson

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Get the tax rate for the exact lot

Brookfield's January 2026 community sheet lists a combined rate of about 3.28% in Katy ISD sections east of Katy Hockley Cut-Off Road and about 3.35% west of it. MUD rates also differ, from $1.20 per $100 in MUD 458 to $1.50 in MUDs 532 and 534. We pull the taxing units for each lot before you sign.

  • Confirm school zoning by address

Most of Elyson is in Katy ISD, but neighborhoods east of Peek Road are zoned to Cy-Fair ISD (Walker Elementary, Rowe Middle, and Cypress Park High). We check the attendance zone for the specific address instead of relying on a builder map.

  • Price the lot width and product type

Brookfield Residential alone offers 40-foot alley-load homes from about $329,000 and 60-foot homesites from about $535,000. Alley-load homes add $240 a year to the HOA. We compare like for like across builders before you commit.

  • Use the Model Home Village

Thirteen of Elyson's 27 model homes sit together next to Lakeside Landing, with the Welcome Center on the same street. Tell us before you go so we are registered as your agent at each builder from your first visit.

  • Ask for every builder fee in writing

Lot premiums for lake and greenbelt views, design-center upgrades, and closing costs vary by builder and section. We get the full fee list up front and push for those costs to be credited, waived, or bundled.

Buying in Elyson: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $550,000 home with 3% compensation, that is $16,500 minus a $10,000 flat fee, or a $6,500 TurboHome rebate. Your lender confirms how the credit is applied.
