Resale
Most homes for sale in Cross Creek Ranch are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $500,000 home in Fulshear, Texas, that's about $10,000 back at closing.

Your Cross Creek Ranch savings stack
Cross Creek Ranch is Johnson Development's 3,200-acre master-planned community in Fulshear, in Fort Bend County west of the Grand Parkway off FM 1093. Trendmaker Homes, now Tri Pointe Homes, began developing the land in 2006, and Johnson Development bought the community in 2012. The plan called for about 6,000 homes. The last new home, a Taylor Morrison home in the Bonterra 55+ section, sold in 2026, so homes for sale in Cross Creek Ranch today are resales.
More than 400 acres of waterways run through the community. Flewellen Creek, a former agricultural ditch, is now a 2-mile stream inside about 150 acres of parkland, and its restoration won a Houston-Galveston Area Council award in 2014. Residents share Adventure Island water park with its 140-foot slide, The Landing lakeside clubhouse and pool, the Greenthread and Flewellen Creek pools, the 50-acre Polishing Pond boardwalks, and more than 60 miles of hike and bike trails.
For buyers, the main choices are which school district, which section, and whether to buy resale here or new next door in Cross Creek West, which shares the same HOA and amenities. Katy ISD and Lamar CISD both serve the community, gated sections carry higher assessments, and Bonterra has its own association. That is where a local buyer's agent earns their keep.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Cross Creek Ranch can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $10,000 on a $500,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
Each section has its own age, price point, and school zoning. Here is how they compare.

A 55+ active adult section built by Taylor Morrison, with its own clubhouse and a separate sub-association. Its last new home sold in 2026.

The Lakes of Cross Creek Ranch and Quail Point are gated. Total 2026 assessments are $2,706 a year in The Lakes and $2,845 in Quail Point, compared with the $1,500 base.
Gated
The 1,258-acre sister community in Fulshear, planned for about 3,000 homes, where builders are still selling new homes from the $380,000s. It is part of the same HOA, so residents share amenities with Cross Creek Ranch.
Active new builds next door
The details that change your monthly payment or resale value, and that a listing won't mention.
Cross Creek Ranch is split between Katy ISD and Lamar CISD. Two homes on nearby streets can feed different campuses, so we confirm the attendance zone for each address before you write an offer.
The 2026 base assessment is $1,500 a year. Creek View totals $1,750, The Lakes of Cross Creek Ranch $2,706, and Quail Point $2,845, and Bonterra and Lakeside Village have their own associations. We get the total in writing before you compare monthly payments.
On a resale, the buyer pays a capitalization fee equal to the current assessment and the seller pays a 0.25% foundation fee. We account for both when we negotiate seller concessions.
Property tax rates in Cross Creek Ranch depend on which taxing districts cover the lot. We check the Fort Bend Central Appraisal District record for each home so you budget with the real number.
If you want new construction and the same amenities, Cross Creek West builders are selling next door. Tell us before you visit a model there so we are registered as your agent from your first visit.
