Most homes for sale in Breckenridge Forest are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $275,000 home in Spring, Texas, that's about $3,250 back at closing.

Your Breckenridge Forest savings stack
Breckenridge Forest is a D.R. Horton community off Cypresswood Drive in Spring, in north Harris County, zoned to Spring ISD. D.R. Horton planned 1,543 homes there, and nearly 1,300 had sold by mid-2024, according to the Houston Chronicle. D.R. Horton no longer lists the community on its website, so homes for sale there now are resales.
The neighborhood is governed by the Breckenridge Forest Property Owners Association, managed by Goodwin & Company under its 2025 management certificate on file with the state. Assessments are billed once a year, and listing sites show dues of about $400 to $480 a year. A third-party analysis of appraisal records puts 2025 combined tax rates at about 2.68% to 2.98%, depending on the MUD. In the first half of 2024, D.R. Horton reported an average new-home sale price of $270,000 in the community.
Buying a resale here works differently from buying from the builder. The seller usually pays the buyer's agent, and TurboHome credits most of that commission back to you at closing. A local agent pulls recent sales in the community, checks the property owners association documents, and negotiates repairs after inspection.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Breckenridge Forest can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $3,250 on a $275,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.

The details that change your monthly payment or resale value, and that a listing won't mention.
Texas law lets a buyer request a resale certificate from the property owners association. It shows the current assessment, any special assessments, and transfer fees. We request it as soon as you are under contract.
Listing sites show POA dues of about $400 to $480 a year. They are billed once a year, so the amount is usually prorated between buyer and seller at closing. Check the proration on your settlement statement.
Many homes here were built recently. Ask the seller for warranty paperwork and whether any coverage transfers to you.
A third-party analysis of appraisal records puts 2025 combined rates at about 2.68% to 2.98%, depending on whether the home is in Harris County MUD 82 or its Defined Area 1. On a $275,000 home, that is about $7,370 to $8,195 a year before exemptions. We look up the address with the Harris Central Appraisal District.
Breckenridge Forest is zoned to Spring ISD. Attendance zones can change, so we verify the elementary, middle, and high school for the exact address.
