The Resort at Empire Lakes builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $625,000 home in Rancho Cucamonga, California, that's about $5,625 back at closing.

Your The Resort at Empire Lakes savings stack
The Resort at Empire Lakes, marketed today simply as The Resort, is an urban village in southeast Rancho Cucamonga from Lewis Planned Communities. Lewis plans about 3,450 homes and apartments on 160 acres, with a recreation center and retail, and Homecoming at The Resort adds rental apartments. The info center is at 9301 The Resort Parkway, a short drive from Ontario Mills and Victoria Gardens.
Residents share a clubhouse with a pool, spa, gym, and meeting rooms, plus greenbelts, paseos, playgrounds, barbecue areas, and several dog parks. The Resort Master Corporation manages the community. Most homes are townhome-style condos built in recent years, with plans of roughly 1,000 to 2,300 square feet, and high school students attend schools in Chaffey Joint Union High School District.
For buyers, every current neighborhood has sold out, though Lewis says more new home collections are coming. Today's options are resales, which have sold or listed from about $505,000 to $730,000. Listings show HOA dues of about $255 to $400 a month, sometimes with a second association fee. A local TurboHome agent puts you on the interest list for future releases, compares resales by plan and total fees, negotiates seller credits, and credits you a TurboHome rebate when the listing pays buyer-agent compensation.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
The Resort at Empire Lakes builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,625 on a $625,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a The Resort at Empire Lakes model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
All current neighborhoods are sold out. Contact a local TurboHome agent first so you are registered with an agent when Lewis releases the next collections.
Some homes pay a second association fee on top of master dues of about $255 to $400 a month. We confirm total monthly dues before you write an offer.
Newer communities often carry bonds or special taxes on top of California's 1% base. We pull the actual tax bill for each resale.
Similar-looking condos range from about 1,000 to 2,300 square feet. We compare price per square foot, garage setup, and end-unit location.
Resales compete with nearby new construction across the Inland Empire. A local TurboHome agent asks sellers for closing cost credits or rate buydowns and adds your TurboHome rebate on top.
