The Preserve at Chino builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $850,000 home in Chino, California, that's about $11,250 back at closing.

Your The Preserve at Chino savings stack
The Preserve is a master-planned community in Chino, in San Bernardino County, from Lewis Planned Communities. Lewis plans more than 8,000 homes and apartments on about 1,125 acres, with schools, parks, recreation centers, and about 25 acres of commercial land. Current neighborhoods are being built by Shea Homes, Richmond American, Beazer Homes, and Century Communities, and Homecoming adds rental apartments.
Residents share four recreation centers, the Parkhouse, Club on Main, Gardenhouse, and Meadowhouse, plus dog parks and community gardens. A Town Center with Stater Bros. Markets, Starbucks, and restaurants sits inside the community. Cal Aero Preserve Academy and Legacy Academy, both K-8 schools in Chino Valley Unified, are on site, and Chino Hills High serves older students.
For buyers, new homes start in the high $700,000s at Essence by Shea and reach the low $1.1 millions at Heritage by Century, which is in its final phase. Resale townhomes have listed near $590,000. Special taxes are significant here: one builder listed a base rate of about 1.1% plus $9,700 to $11,700 a year in special assessments. A local TurboHome agent compares tax bills across neighborhoods, negotiates lot premiums, upgrades, and lender incentives, and stacks builder incentives with your TurboHome rebate.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
The Preserve at Chino builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a The Preserve at Chino model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Special assessments vary by neighborhood. One builder listed $9,700 to $11,700 a year on top of the base rate, so we pull the exact figure for every homesite and resale.
Builders here usually register buyers at the first visit. Contact a local TurboHome agent before you tour so the builder pays compensation and your TurboHome rebate is protected.
Dues range from about $143 a month in some detached neighborhoods to about $395 for some townhomes. We compare the total monthly cost, not just the price.
Heritage is in its final phase, and model homes can come up for sale. Last homes and models are often where builders negotiate most on upgrades and closing costs.
Cal Aero Preserve Academy and Legacy Academy are both inside the community. Confirm which one a homesite is assigned to with Chino Valley Unified.
