Ontario Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in Ontario, California, that's about $6,250 back at closing.

Your Ontario Ranch savings stack
Ontario Ranch is a master-planned area covering the southern part of the city of Ontario, in San Bernardino County, and it is often described as the largest master-planned community in Southern California. The city annexed the former agricultural preserve in 1999 under the working name New Model Colony. Plans call for about 47,000 homes on roughly 8,069 acres, with 1,000 acres of parks, open space, and schools, including eight new schools.
Ontario Ranch is made up of several master plans, including New Haven by Brookfield Residential, Park Place by Lewis, Grand Park and Park Lane by Lennar, ShadeTree and Alto by Landsea Homes, Cascade by Pulte, and Parkside. The area runs south of Riverside Drive and north of Eastvale, between Euclid and Milliken/Hamner Avenues, about 2 miles west of Interstate 15. Fiber-optic lines for gigabit internet were built into its infrastructure.
For buyers, prices start with townhomes from about $423,317 at New Haven and rise for larger detached homes, while Ontario's citywide median was near $640,938 in early 2026. The biggest cost difference is taxes, since every new Ontario Ranch project forms a Mello-Roos district and the total rate usually lands around 1.9% to 2.2%. A local TurboHome agent compares tax bills and HOA dues across master plans, negotiates lot premiums, upgrades, and lender incentives, and stacks builder incentives with your TurboHome rebate.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Ontario Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Ontario Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Every new Ontario Ranch project has its own Mello-Roos district. Ask for the annual special tax for the specific address, not a community estimate, and include it in your payment.
Tax rates, HOA dues, and amenities differ between master plans. A local TurboHome agent lines them up side by side so you see the true monthly cost.
Builders usually register buyers at the first visit. Contact a local TurboHome agent before you tour any model so your TurboHome rebate is protected.
Many Ontario Ranch special taxes can rise by up to 2% a year. We check each district's terms before you commit.
Ontario Ranch spans more than one school district. Confirm the assigned schools for each address, since new schools are still opening.
