Silverwood builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Hesperia, California, that's about $6,250 back at closing.

Your Silverwood savings stack
Silverwood is DMB Development's master-planned community in Hesperia, in the High Desert of San Bernardino County, at an elevation of about 3,200 feet. It covers 9,366 acres, with 4,933 acres set aside as open space, and is entitled for 15,663 homes plus about 700,000 square feet of commercial space. The Pacific Crest Trail crosses the property.
The first phase, Improvement Area No. 1, covers about 1,035 acres and up to 575 single-family homes. Residents share a pool, clubhouse, splash pad, trails, and basketball and pickleball courts. Silverwood Lake and the Hesperia Golf and Country Club are nearby. The developer's sales plan called for about 500 home sales in 2026 and about 700 a year after that.
For buyers, Lennar lists homes from the low $400,000s. Journey starts in the mid $400,000s, Painted Canyon offers NextGen plans from the low $400,000s to about $520,000, and quick move-in homes have ranged from about $453,000 to $510,000. Lennar estimates HOA dues near $157 a month, which include high-speed internet, and a tax rate near 2.1% that reflects the community facilities district. A local TurboHome agent registers you before your first visit, negotiates upgrades and lender incentives, and stacks Lennar's incentives with your TurboHome rebate.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Silverwood builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Silverwood model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Lennar usually registers buyers at the first visit. Contact a local TurboHome agent before you go so the builder pays compensation and your TurboHome rebate is protected.
Lennar estimates the total rate near 2.1% because of the community facilities district. On a $450,000 home that is about $9,450 a year.
HOA dues of about $157 a month include high-speed internet. Factor that in when you compare Silverwood with communities that charge less but exclude it.
Lennar has listed finished homes from about $453,000 to $510,000. These often carry the biggest incentives, so we ask about rate buydowns and closing costs.
Silverwood is in Hesperia Unified. Confirm the assigned schools for each homesite, since new schools are planned as the community grows.
