Original Pardee phases
The first Sundance neighborhoods, mostly single-family resales with no HOA dues, the lowest-cost way into the community.
Mostly resale
Sundance builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $480,000 home in Beaumont, California, that's about $7,000 back at closing.

Your Sundance savings stack
Sundance is a master-planned community in Beaumont, in Riverside County's San Gorgonio Pass along Interstate 10. Pardee Homes, now part of Tri Pointe Homes, built it under the city's Sundance Specific Plan, and a 2004 development agreement set the plan at about 4,450 homes plus commercial land, parks, and school sites. It is one of Beaumont's largest neighborhoods, and the Altis 55+ community inside it is selling its final new homes.
Guest builders worked alongside Pardee over the years, including Richmond American with its Magnolia collection, so Sundance mixes single-story and two-story plans from several eras. Parks and school sites are spread through the community, and some sections, such as Sundance North, have their own associations with pools, while the original phases have no HOA at all.
For buyers, most of Sundance is now a resale market. Redfin put the median sale near $520,000 for the three months ending September 2026, with homes taking about 68 days to sell, which leaves room to negotiate. Taxes and dues vary by phase, since Sundance sits in the City of Beaumont's CFD Improvement Area 8 and newer sections pay HOA dues the older ones do not. A local TurboHome agent checks the tax bill and HOA status for every home, compares resales with the last new builds at Altis, and credits you a TurboHome rebate at closing.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Sundance builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $7,000 on a $480,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Sundance model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Sundance is split across City of Beaumont CFD Improvement Areas 8 and 8A through 8F, so special taxes differ by tract. We pull the actual tax bill for every home.
The original phases have no HOA, while newer sections such as Sundance North charge dues for pools and common areas. Know which one you are buying into before you compare prices.
Homes in Sundance took about 68 days to sell in late 2026. A local TurboHome agent uses that pace to push for price cuts or seller credits toward your closing costs.
If you are 55 or older, the last new homes at Altis come with builder incentives and new warranties. We compare them side by side with nearby resales.
Sundance is in Beaumont Unified, and assignments can change as new schools open. Confirm the current school for any address with the district.
