Home sales in Alberhill Villages have not opened yet. When builders start selling, they pay your agent's commission and TurboHome credits most of it back to you, on top of builder incentives. On a $650,000 home in Lake Elsinore, California, that's about $6,250 back at closing.

Your Alberhill Villages savings stack
Alberhill Villages is a planned community on about 1,375 acres in far north Lake Elsinore, west of Interstate 15 between Lake Street and the Cleveland National Forest. Castle & Cooke's Alberhill Villages Specific Plan, approved by the city in June 2016, allows about 8,024 homes, which would make it the largest community in the city's history. Most homes are planned as single-family houses, with shops and offices mixed in.
The plan sets aside land for a university site, an elementary school, two lakes, a 45.9-acre sports park, and more than 199 acres of open space, connected by trails and community centers. It sits next to Castle & Cooke's Alberhill Ranch, which already has more than 550 homes, a sports park, a swim park, and an elementary school.
For buyers, the key fact is timing. No builder has opened sales at Alberhill Villages yet, so there are no prices, floor plans, or HOA budgets to compare. New Lake Elsinore communities usually come with Mello-Roos special taxes, and first phases tend to carry the strongest launch incentives. A local TurboHome agent can register you early, watch for the first releases, and be named on your first visit so the builder pays compensation and your TurboHome rebate is protected.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Alberhill Villages builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit or interest-list signup. Join a Alberhill Villages interest list alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us you are interested. We watch for the first releases, register you with each builder, and keep your rebate on the table.

Large new Lake Elsinore communities typically fund roads, parks, and schools with community facilities district taxes. Budget for a total tax rate well above the 1% base until the actual figures are published.
Many builders only pay buyer-agent compensation if your agent is registered on your first visit. Contact us before you stop by any Alberhill sales office.
