Atwell builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Banning, California, that's about $6,250 back at closing.

Your Atwell savings stack
Atwell is Tri Pointe Homes' master-planned community in Banning, in Riverside County's San Gorgonio Pass at the base of the San Bernardino Mountains. Pardee Homes, now part of Tri Pointe, broke ground in 2018 on about 1,528 acres, the first new master plan in Banning in more than two decades, and opened sales in April 2020. The plan calls for more than 4,400 homes across about 40 neighborhoods, with Interstate 10 running toward Redlands and Palm Springs.
Five recreation centers are planned, each with a pool, a tot lot, and outdoor dining areas, along with pickleball courts and bark parks. A trail system follows historic Smith Creek past waterfalls and a catch-and-release fishing pond, so open space is part of daily life.
For buyers, Atwell offers five Tri Pointe collections, from Southcreek in the low $400s to Landmark in the mid $500s, which is low for a brand-new home in Southern California. The catch is the special tax. Southcreek lists annual assessments of about $3,237 to $3,506 on top of the base rate, and the figure differs by collection. A local TurboHome agent compares the full monthly cost across collections, pushes for the builder's rate or closing-cost offer, and adds your TurboHome rebate on top.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Atwell builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Atwell model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Southcreek lists special assessments of about $3,237 to $3,506 a year on top of a base rate of about 1.296%. Other collections carry their own figures, so we ask for the Mello-Roos disclosure on every homesite you consider.
On a $450,000 Southcreek home, base tax plus assessments comes to roughly $9,100 to $9,300 a year, or about $760 to $780 a month, before HOA dues of about $195 to $230. A slightly pricier plan with a lower special tax can cost less each month.
Tri Pointe has advertised offers at Atwell such as a 4.99% FHA ARM with $5,000 toward closing costs. These usually require the builder's lender, so we compare them with an outside quote before you choose.
Tri Pointe usually pays buyer-agent compensation only when your agent is registered on your first visit. Contact a local TurboHome agent before you tour the Atwell models.
Homesites along the Smith Creek trails or near a recreation center can carry premiums. We ask for the premium list and negotiate it together with upgrades and closing costs.
