Cedarwood by Del Webb
A 55+ neighborhood of single-story homes of about 1,324 to 1,375 square feet, the last one selling.
Final homes
Terramor builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $620,000 home in Temescal Valley, California, that's about $5,500 back at closing.

Your Terramor savings stack
Terramor is a master-planned community of about 890 acres in Temescal Valley, an unincorporated part of Riverside County near Interstate 15 at Temescal Canyon Road, with a Corona mailing address. Foremost Companies served as master developer and closed its first land sale to builders in 2015, and builders have included Pulte, Lennar, Tri Pointe, KB Home, and Richmond American. About 1,450 homes are planned at full buildout.
More than 540 acres stay as preserved open space, alongside about 22 acres of parks and more than five miles of trails, with views toward the Cleveland National Forest and Saddleback. The Veranda serves all residents with a pool, a toddler beach pool, barbecues, and event space. The Terrace Club serves the 55+ neighborhood with fitness and wellness space, a pool and spa, bocce, tennis, and pickleball.
For buyers, Cedarwood by Del Webb, a 55+ neighborhood of single-story homes terraced into the hillside, is the final neighborhood selling. Plans run about 1,324 to 1,375 square feet from about $588,990, and some quick move-in homes have been reduced to about $581,780. Terramor estimates taxes near 1.7% plus Mello-Roos that varies by homesite, and Cedarwood dues run about $340 to $381 a month. A local TurboHome agent joins you on your first visit, negotiates price, upgrades, and lender incentives, and stacks them with your TurboHome rebate.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Terramor builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,500 on a $620,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Terramor model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Terramor says a broker must accompany you on your first visit to stay eligible for most builder referral programs. Contact a local TurboHome agent before you go.
Some Cedarwood homes have been cut by $50,000 or more from earlier prices. Final homes in a community are often where Del Webb negotiates most.
Terramor's special taxes vary by homesite on top of an estimated 1.7% rate. We pull the figure for each home before you choose.
Cedarwood dues of about $340 to $381 a month cover the 55+ Terrace Club and the master association. Ask what each fee includes.
