Buy a home in Sun City Shadow Hills and keep the commission

Most homes for sale in Sun City Shadow Hills are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $480,000 home in Indio, California, that's about $7,000 back at closing.

What to know before buying in Sun City Shadow Hills

Sun City Shadow Hills is a Del Webb 55+ community in Indio, in the Coachella Valley about 30 minutes from Palm Springs. Del Webb built its 3,450 homes in phases from 2003 to 2016, so every purchase today is a resale from an owner. The community is guard-gated and run by the Sun City Shadow Hills Community Association.

Residents share two clubhouses, two fitness centers, and more than 50 clubs. Golf is a big draw: an 18-hole course designed by Lee Schmidt and Brian Curley and a par-3 course ranked No. 4 among short courses in the 2026 Golfers' Choice awards, both managed by Troon, with Shadows Restaurant on site. Tennis, pickleball, bocce, and pools round out the amenities.

For buyers, the range is wide. Smaller homes start around $400,000, while larger golf-course homes pass $1 million, and the association describes its fees as among the lowest in the Coachella Valley. After two decades of building, lot, view, solar, and the age of each home's roof and air conditioning vary a lot from street to street. A local TurboHome agent compares recent sales nearby, reads the resale disclosures with you, and credits you a TurboHome rebate when the listing pays buyer-agent compensation.

Stack your rebate on top of the deal in Sun City Shadow Hills

Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.

The seller's or builder's incentive

Sellers in Sun City Shadow Hills can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $7,000 on a $480,000 home.

What we negotiate on top

Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.

What our local agents check in Sun City Shadow Hills

The details that change your monthly payment or resale value, and that a listing won't mention.

  • Confirm the age and occupancy rules

Sun City Shadow Hills is age-restricted for buyers 55 and older. Ask for the association's rules early, including limits on younger residents and long guest stays.

  • Check for a Mello-Roos special tax

Some homes carry a community facilities district tax. One 2025 example in the community showed a CFD fee of about $1,503 on a total tax bill of about $7,900. We pull the current bill for every home you consider.

  • Know what the HOA covers

The association lists dues of about $398 a month including internet. Ask for the current budget and any planned special assessments before you remove contingencies.

  • Ask whether the solar is owned or leased

Many desert homes have solar. Owned panels add value, while a lease or loan must be transferred or paid off. We get the paperwork during escrow.

  • Price golf frontage with care

Course and lake views can add a lot to the price. A local TurboHome agent compares sales with and without frontage so you know what the view is costing you.

Buying in Sun City Shadow Hills: common questions

Yes. When the seller's listing pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $480,000 home with 2.5% compensation, that is $12,000 minus a $5,000 flat fee, or a $7,000 TurboHome rebate. Compensation varies by listing, so we confirm it before you make an offer, and your lender confirms how the credit is applied.
