Your Spencer's Crossing savings stack
Spencer's Crossing is a master-planned community of about 600 acres in French Valley, an unincorporated part of Riverside County just northeast of Murrieta, with a Murrieta 92563 mailing address. Several builders shared it, including Brookfield Residential, Pulte, D.R. Horton, and Richmond American, and every neighborhood listed for the community has sold out, so most purchases today are resales. Most homes were built in the 2010s.
The Spencer's Crossing Master Association runs a clubhouse, several pools, a sports park, playgrounds, and walking trails. Homes are mostly plans of about 2,200 to more than 3,000 square feet. Schools depend on the street: most homes go to Murrieta Valley Unified, with Lisa J. Mails Elementary and Dorothy McElhinney Middle side by side on Briggs Road, while about a third of recent sales were zoned for Menifee Union and Perris Union High.
For buyers, prices run from the low $700,000s to more than $1 million. The tradeoff is taxes, since Mello-Roos special taxes add roughly $2,500 to $3,500 a year on top of the 1% base, and HOA dues are about $120 a month. A local TurboHome agent pulls the tax bill and school assignment for every address, compares sales on both sides of the school boundary, negotiates seller credits, and credits you a TurboHome rebate when the listing pays buyer-agent compensation.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Spencer's Crossing can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

The details that change your monthly payment or resale value, and that a listing won't mention.
Special taxes of roughly $2,500 to $3,500 a year can change what you can afford. We pull the exact tax bill for each home and include it in your monthly payment.
Most homes go to Murrieta Valley Unified, but about a third of recent sales were zoned for Menifee Union and Perris Union High. Confirm the assignment before you write an offer.
Homes on each side of the school boundary can sell at different prices. A local TurboHome agent compares sales on both sides so you do not overpay.
Dues of about $120 a month cover the clubhouse, pools, sports park, and trails. Ask for the master association budget and any sub-association dues.
Many homes from the 2010s have solar and builder upgrades. We confirm whether panels are owned or leased and what the upgrades add to value.
