Woodside duplex townhomes listed from about $554,000 to $603,000 in 2025, the lowest price point in Sommers Bend.
Final new builds
Sommers Bend builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,200,000 home in Temecula, California, that's about $15,000 back at closing.

Your Sommers Bend savings stack
Sommers Bend is Woodside Homes' master-planned community in Temecula, in southwest Riverside County, on land once planned as Roripaugh Ranch. Sales began in September 2020, and the community is marketed as Temecula's final master plan, with about 1,500 homes across 12 neighborhoods from three builders. The sales center sits at 32423 Sommers Bend.
About 180 acres are set aside as open space, with lighted turf sports fields, a clubhouse and gym, a barn residents can rent for events, and a resort-style pool and spa. Students attend Temecula Valley Unified schools, which include Rancho Elementary, Margarita Middle, and Temecula Valley High for the Revel neighborhood.
For buyers, Sommers Bend is in its final stretch. Only a couple of new homes were listed recently, from Revel duplex townhomes near $554,000 to a home around $1.21 million, and resales from the earlier neighborhoods fill the gap. Taxes run about 1.7% including special taxes, and Revel lists HOA dues of about $255 a month. A local TurboHome agent tracks the last releases and quick move-in homes, negotiates lot premiums and upgrades, compares them with resales, and stacks builder incentives with your TurboHome rebate.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Sommers Bend builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $15,000 on a $1,200,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Sommers Bend model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

With only a few new homes left, builders often price their final inventory to sell. A local TurboHome agent asks about incentives, upgrades, and closing-cost help on every spec home.
Woodside and other builders usually register buyers at the first visit. Contact us before you walk into the sales center so the builder pays compensation and your TurboHome rebate is protected.
Special taxes push the total rate to about 1.7%. On a $1.2 million home, that is roughly $20,400 a year, so plan for it in your monthly payment.
About 180 acres of open space, sports fields, and the barn are shared by every neighborhood. Ask how far each homesite is from the trails, fields, and pool.
