Original Strata and Pulte phases
The first half of the approved homes, built with Strata Equities and Pulte Homes, now selling as resales.
Mostly resale
Most homes for sale in Rancho Diamante are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $450,000 home in Hemet, California, that's about $6,250 back at closing.

Your Rancho Diamante savings stack
Rancho Diamante is a master-planned community at the western gateway to Hemet, in Riverside County's San Jacinto Valley, along Warren Road north of Diamond Valley Lake and south of Hemet-Ryan Airport. It was developed with Strata Equities and Pulte Homes, and about half of the 2,700 homes approved in its specific plan have been built.
Lennar took over one tract of about 440 lots on 103.8 acres at Warren Road and Mustang Way in 2020 and began street work there in 2021. The remaining land, Rancho Diamante Phase II, covers about 245 acres. A 2016 plan called for 635 single-family lots and about 60 acres of parks and open space, and in January 2026 the city reviewed a remap to about 885 smaller lots with less commercial land. Diamond Valley Lake, with boating, fishing, and trails, is just to the south.
For buyers, most of Rancho Diamante today is resale, with Phase II still in planning. The median sale price in Hemet's 92545 ZIP code was about $445,000 for the three months ending August 2026, and homes went under contract in about 49 days. HOA dues and special taxes vary by tract, so check both for every home. A local TurboHome agent compares resales across the tracts, watches for Phase II releases, and credits you a TurboHome rebate when the listing pays buyer-agent compensation.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Rancho Diamante can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $450,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
