Mostly resale
Most homes for sale in Olivewood are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $500,000 home in Beaumont, California, that's about $7,500 back at closing.

Your Olivewood savings stack
Olivewood is a gated master-planned community in Beaumont, in Riverside County's San Gorgonio Pass, off Potrero Boulevard near Interstate 10. The 228-acre site was once planned as Heartland, and RSI Communities bought it in 2017 with plans for 981 homes. William Lyon Homes opened Olivewood in June 2018 with 12 model homes, and Taylor Morrison, which later acquired William Lyon, sold the final homes.
The community is built around a central paseo with private walking trails, parks, pools, a spa, sports courts, and a clubhouse with barbecue areas and a playground. Homes are mostly two-story plans of about 1,497 to 3,353 square feet in bungalow, cottage, Italian, Spanish, and Tuscan styles, and many came with solar.
For buyers, Olivewood is now a resale market. The final new homes were listed from about $569,000, and a 2023-built home of about 1,778 square feet was listed at $540,000 in 2026 with paid-off solar. HOA dues run about $185 a month, and homes can carry Mello-Roos special taxes on top of the 1% base rate. A local TurboHome agent checks each home's tax bill and solar terms, compares it with new builds nearby at Altis and Atwell, negotiates seller credits, and credits you a TurboHome rebate when the listing pays buyer-agent compensation.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Olivewood can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $7,500 on a $500,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Many Olivewood homes have solar. Owned or paid-off panels add value, while a lease must be transferred to you. We get the paperwork early in escrow.
Newer Beaumont communities often carry Mello-Roos special taxes from the city and the school district. The total varies by home, so we check the actual bill before you write an offer.
A 2026 listing showed dues of about $185 a month, covering the gates, clubhouse, pool, spa, and parks. Ask for the current budget and reserve study.
Altis in Beaumont and Atwell in Banning still sell new homes with builder incentives. A local TurboHome agent compares them with Olivewood resales so you see the full picture.
