Altis builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Beaumont, California, that's about $6,250 back at closing.

Your Altis savings stack
Altis is a 55+ active adult community in Beaumont, in Riverside County's San Gorgonio Pass, built by Tri Pointe Homes. Pardee Homes, now part of Tri Pointe, opened it in November 2018 as its first community for buyers 55 and older, with 704 single-story homes planned. Altis sits inside the larger Sundance master plan, close to Interstate 10 for trips toward Redlands, Palm Springs, and the rest of the Inland Empire.
Life centers on The VuePoint, a 16,000-square-foot residents' club with a fitness center, wellness and movement studios, and a billiards room. Outside there is a resort-style pool, pickleball courts, and an event lawn beside the clubhouse. Every home is single story, and the current Rosa and Vita collections offer two-bedroom plans of about 1,419 to 1,763 square feet.
For buyers, the window is closing. Tri Pointe says only a few homes remain across the master plan, and recent offers have included closing-cost help, a year of HOA dues, and rear yard landscaping. Each home also carries a special tax from a community facilities district, so the monthly cost goes beyond the price. A local TurboHome agent who knows which homesites remain, how to press for the last incentives, and how to stack them with your TurboHome rebate makes the difference on a final-phase purchase.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Altis builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Altis model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Mostly resale
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Altis is an age-restricted 55+ community. Ask for the CC&Rs early and confirm the age and occupancy rules for your household, including how long younger relatives may stay.
Tri Pointe lists a base rate of about 1.2959% plus special assessments of about $2,194 to $2,887 a year. On a $450,000 home that is roughly $8,000 to $8,700 a year in total before exemptions.
Recent Altis offers have included up to $10,000 toward closing costs, a year of HOA dues, and rear yard landscaping. Incentives change often, so a local TurboHome agent gets them written into the contract for your homesite.
Tri Pointe usually pays buyer-agent compensation only when your agent is registered on your first visit. Call us before you stop by the Altis sales office so your TurboHome rebate is protected.
Most of the 704 homes are built, so resales from the earlier collections are a real alternative. We compare price per square foot, lot, and HOA dues so you pick the better value.
