Finale by Anthem
60 homes with four to six bedrooms on large lots, the final new neighborhood in Whitney Ranch, from the $1.1 millions.
Final new builds
Whitney Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $850,000 home in Rocklin, California, that's about $11,250 back at closing.

Your Whitney Ranch savings stack
Whitney Ranch is a master-planned community in northwest Rocklin, Placer County, on rolling foothill land west of Highway 65. Several builders have built out its villages over the past two decades, and Anthem Properties calls its 60-home Finale neighborhood the final new community in the plan. Roseville, Lincoln, and the Galleria area are each a short drive away.
The Ranch House is the social center. The 10,000-square-foot clubhouse has a resort pool, a kids' splash pool, a lounge, a ballroom, and a monthly calendar of classes and events run by the homeowners association. Residents also share five neighborhood parks and miles of trails, and the community is in Rocklin Unified School District. Homes range from family plans in the earlier villages to Finale's large homes on lots of about 7,500 to 18,500 square feet.
New homes at Finale start in the $1.1 millions, while resales across Whitney Ranch run from about $700,000 to $1.5 million. Mello-Roos can be a large part of the monthly cost here, and it varies by village and home. A local buyer's agent who reads the tax bill and compares resales with the last new homes matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Whitney Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Whitney Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Anthem's Finale FAQ estimated Mello-Roos at about $671 a month on top of a 1.09% base rate. Earlier villages differ, so pull the tax bill for the exact parcel.
Anthem has offered large rate buydown or closing-cost credits through its preferred lender. Our local agents compare that with a cash price cut before you commit.
Finale has asked for a $25,000 reservation deposit plus 30% of structural and design options up front. Budget for that cash before you sign.
Rocklin Unified asks buyers to confirm current boundaries with the district. Check the address before you rely on a specific school.
The $82 monthly HOA fee covers the Ranch House, parks, trails, and common areas, with most events at little or no extra cost. Ask for the current budget during escrow.
