Lennar's entry collection, from about $593,000.

Arbor Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $750,000 home in Elk Grove, California, that's about $8,750 back at closing.

Your Arbor Ranch savings stack
Arbor Ranch is a new-home neighborhood in southwest Elk Grove, inside the larger Laguna Ridge Specific Plan. The city approved about 810 lots here in 2011. Two builders sell today, Lennar and The New Home Co., with one- and two-story homes, several collections, and no HOA according to The New Home Co.
Lennar sells three collections. Harmony starts around $593,000, Symphony around $728,000, and Lyric around $789,000, with recent Lennar listings up to about $871,000. The New Home Co. sells Villas from the high $500s, Bungalows from the high $700s, Cottages from the low $700s, and Residences from the high $800s. Lennar lists Elizabeth Pinkerton Middle and Cosumnes Oaks High in Elk Grove Unified, and Highway 99 and Elk Grove Boulevard shopping are close by.
With two builders side by side, incentives and lot premiums can differ a lot from one model to the next. A local TurboHome agent compares both builders, quick move-in homes, and nearby Laguna Ridge resales before you commit. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Arbor Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Arbor Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Lennar and The New Home Co. price, include features, and run incentives differently. Our local agents line up comparable plans side by side.
Arbor Ranch sits inside Laguna Ridge, where CFD 2005-1 funds infrastructure and maintenance and can rise 2% a year. Ask for the tax on your lot.
The city approved about 810 lots, while The New Home Co. describes 525 homes. Ask each builder how many homes remain and what is planned next to your lot.
Both builders list finished homes. Quick move-in homes can carry bigger incentives, especially near the end of a quarter.
Bring or register a local TurboHome agent on your first visit to either sales office so buyer-agent compensation, and your rebate, stay in place.
