Buy a new home in Amoruso Ranch and keep the commission
Amoruso Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $750,000 home in Roseville, California, that's about $8,750 back at closing.

What to know before buying in Amoruso Ranch
Amoruso Ranch is Brookfield Residential's master-planned community on the northwest edge of Roseville, Placer County, south of West Sunset Boulevard and about 1.5 miles west of Fiddyment Road. The city adopted the Amoruso Ranch Specific Plan in June 2016 for about 694 acres and 2,827 homes. The plan sets aside about 135 acres as open space preserve and includes seven neighborhood parks, a 9.6-acre elementary school site, a fire station site, and 51 acres of commercial land.
Brookfield sells two neighborhoods today. Tesoro offers one- and two-story homes of about 2,339 to 4,066 square feet from $709,990, and Allora offers two-story homes of about 2,184 to 2,674 square feet from $679,990. Local agents say Amoruso Ranch has slightly larger lots and a quieter feel than closer-in West Roseville, while Pleasant Grove Boulevard shopping is a short drive away.
The school site is not built yet, and Roseville City School District has reassigned Amoruso Ranch students to Vencil Brown Elementary and Buljan Middle with bus service. Homes also carry two Mello-Roos districts. A local buyer's agent who checks schools, taxes, and quick move-in pricing matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.

Stack your rebate on top of Amoruso Ranch builder incentives
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
The builder's incentive
Amoruso Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Your TurboHome rebate
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.
What we negotiate on top
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
How we negotiate with Amoruso Ranch builders
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
Spec homes priced to move
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Lot premiums and upgrades
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Incentives without lender lock-in
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Timing the ask
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Contract review
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
Independent inspections
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Register us before your first model home visit
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Amoruso Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
What our local agents check in Amoruso Ranch
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Count both CFD taxes
Amoruso Ranch homes carry Amoruso Ranch CFD #1 for infrastructure, in two improvement areas, and CFD #2 for services. Ask Brookfield for the exact special tax on your homesite.
Plan for the school drive
Students were reassigned to Vencil Brown Elementary and Buljan Middle effective July 1, 2025, with transportation provided. The district has reported a funding gap for the new school.
Compare quick move-ins
Brookfield has listed more than a dozen quick move-in homes from about $660,000 to $940,000. Our local agents compare those with to-be-built pricing and incentives.
Ask about future phases
Much of the 2,827-home plan is still to come. Ask what is planned near your lot, including parks, commercial sites, and the school.
Register at Homequarters first
Bring or register a local TurboHome agent on your first visit to Brookfield's sales center so buyer-agent compensation, and your rebate, stay in place.
