Placer Vineyards builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in Placer County, California, that's about $6,250 back at closing.

Your Placer Vineyards savings stack
Placer Vineyards is a 5,230-acre master plan in unincorporated southwest Placer County, west of Roseville. It runs roughly between Baseline Road to the north, the Sacramento County line to the south, Dry Creek and Walerga Road to the east, and the Sutter County line and Pleasant Grove Road to the west. Placer County approved the specific plan on July 16, 2007 for up to 14,132 homes, about 166 acres of retail and 107 acres of office land, about 843 acres of parks and open space, and sites for six elementary schools, two middle schools, and one high school.
After years of planning, homebuilding began in 2022 with Heritage Placer Vineyards, Lennar's gated 55+ community with about 1,285 approved homes. Lennar lists homes there from about $500,000 to about $765,000 across its Molise, Lazio, and Emilia collections. Mailing addresses use Roseville, though the land sits under Placer County.
Most of the plan is still ahead, so buyers today are choosing early in a decades-long buildout. A local TurboHome agent helps you understand the special taxes, HOA dues, and what is planned around your lot. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Placer Vineyards builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Placer Vineyards model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Heritage Placer Vineyards is an active adult community. Ask Lennar how the 55+ occupancy rules apply to your household.
Lennar estimates the tax rate at about 1.1% plus special taxes. Ask for the estimated bill on your homesite before you sign.
Lennar lists HOA dues near $325 a month on some plans, and 55places reports about $227 to $326. Ask what the dues cover.
Placer Vineyards will add schools, parks, and commercial land over many years. Ask the county or builder what is planned next to your lot.
Bring or register a local TurboHome agent on your first visit to the Heritage welcome center so buyer-agent compensation, and your rebate, stay in place.
