Folsom Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $850,000 home in Folsom, California, that's about $11,250 back at closing.

Your Folsom Ranch savings stack
Folsom Ranch is the main residential community inside the Folsom Plan Area, the 3,520-acre annexation area south of Highway 50 in Folsom, Sacramento County. Folsom Ranch covers about 2,650 acres of it. Over 25 to 30 years the plan area is expected to add about 11,000 homes, and the first construction started around 2018. Highway 50 puts downtown Sacramento about 25 miles west.
The plan sets aside more than 1,000 acres as permanent open space, including oak woodlands, plus at least 138 acres of public parks, new trails, and a planned town center. New schools, including Mangini Ranch Elementary, are funded by the new neighborhoods. Toll Brothers' gated 55+ Regency at Folsom Ranch has an 18,000-square-foot clubhouse with indoor and outdoor pools, pickleball, and bocce.
Prices run from the low $500s for duets and smaller homes to $1.8 million and up for large view homes. Lot premiums on view lots have been quoted at $75,000 to $120,000, and Mello-Roos taxes push the effective rate toward 1.9%. A local buyer's agent who knows each builder's pricing and CFD bills matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Folsom Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Folsom Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Homes here can carry CFD No. 18 (area-wide) plus a neighborhood district such as CFD No. 23 or Russell Ranch's CFD No. 20. Ask the builder in writing for the exact levies on your lot before you sign.
View lots in Russell Ranch have carried premiums of $75,000 to $120,000. Compare the premium to similar resales with views before you treat it as fixed.
Local agents say the true cost of a new home here includes lot premiums, design center upgrades, solar, and backyard landscaping. Resales often come finished, so compare both.
Most homes built since 2020 include required solar, offered as a purchase or a lease or power purchase agreement. A lease adds a monthly bill and must be transferred when you sell.
Gated villages have charged about $200 to $350 a month with private streets and a clubhouse, while other tracts charge closer to $135. Ask for the budget and CC&Rs early.
