The Club at Westpark
Non-gated 55+ neighborhood of about 704 homes with The Retreat clubhouse, a pool, spa, and bocce, and front-yard care in the HOA.
Resales
Most homes for sale in WestPark are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $650,000 home in Roseville, California, that's about $6,250 back at closing.

WestPark is a master-planned community in West Roseville, Placer County, west of Fiddyment Road and north of Pleasant Grove Boulevard. It is one of two large areas in the West Roseville Specific Plan, adopted in February 2004, and was planned for about 4,220 homes on about 1,483 acres. Most of WestPark is built out, so nearly every home for sale is a resale, while new homes sell in nearby Winding Creek.
Village Westpark is the walkable center, with Kitchen747, MoJoe's coffee, fitness studios, and services around a shared patio. Nela Luken Park next door has a railroad misting sculpture and play areas, and paved trails link the neighborhoods, parks, and schools. West Park High School opened around 2020 with a 4,500-seat arena, and Barbara Chilton Middle is nearby. The Club at Westpark is a non-gated 55+ neighborhood of about 704 homes with a 10,000-square-foot clubhouse called The Retreat.
Homes generally sell from the mid $500,000s to above $800,000, built by Lennar, Pulte, Woodside, and KB Home. Every home carries Mello-Roos, and the amount depends on the village and phase. A local buyer's agent who reads the tax bill and compares nearby sales matters here. Our local agents negotiate hard on resales and new builds alike, and a local TurboHome agent credits you the TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in WestPark can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

The details that change your monthly payment or resale value, and that a listing won't mention.
WestPark homes carry West Park CFD #1 for facilities and CFD #2 for services. The facilities tax rises 2% a year and the services tax 4%, so check the bill for the exact parcel.
Local agents put WestPark Mello-Roos at about $200 to more than $400 a month on top of base tax. Compare full payments, not list prices.
The Club at Westpark charges about $177 a month in HOA dues and Mello-Roos of about $220 to $240 a month, according to local agents.
Roseville Joint Union High School District notes that boundaries can change. Confirm the school for the address before you rely on it.
If you are weighing a resale against a new home in Winding Creek, register a local TurboHome agent before your first model visit so the rebate stays on the table.
