Buy a home in Weston and keep the commission

Most homes for sale in Weston are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $800,000 home in Santee, California, that's about $10,000 back at closing.

What to know before buying in Weston

Weston is a neighborhood of 415 homes on about 204 acres in northern Santee, just west of Santee Lakes and off Mast Boulevard and State Route 52. Pardee Homes, now part of Tri Pointe Homes, opened sales in December 2017 with four neighborhoods: Lake Ridge, Sandstone, Talus, and Prism. Homes range from 1,790 to 3,743 square feet and came with solar panels.

Residents share a private 2,700 square foot recreation center with a fitness room, a pool, and two spas. A 4.5-acre public park sits at the northern tip near the last of the Santee Lakes, with a trail link toward Sycamore Canyon. At launch, prices ran from the high $500,000s to the mid $700,000s. The homes are now sold, so buying in Weston means a resale, usually with solar and some builder warranty left.

Weston homes pay special taxes from two Santee community facilities districts. In 2019, the infrastructure tax ran about $1,230 to $1,895 a year by home size, plus a flat $272 for city services. Listings rarely show those figures. A local buyer's agent who pulls the tax bill, checks warranty and solar terms, and negotiates seller credits keeps a newer resale from costing more than it should.

Stack your rebate on top of the deal in Weston

Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.

The seller's or builder's incentive

Sellers in Weston can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $10,000 on a $800,000 home.

What we negotiate on top

Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.

Where to buy inside Weston

Each section has its own age, price point, and school zoning. Here is how they compare.

Lake Ridge

One of Pardee's four original Weston neighborhoods, opened in December 2017. Homes now sell as resales.

Resale

Sandstone

A second original neighborhood. Compare plan sizes here with Talus before you choose, since the range runs from 1,790 to 3,743 square feet.

Resale

Talus

Another of the four 2017 neighborhoods, sharing the recreation center and park with the rest of Weston.

Resale

Prism

The fourth original neighborhood. Homes came with solar panels, so ask how the system is owned.

What our local agents check in Weston

The details that change your monthly payment or resale value, and that a listing won't mention.

  • Get both special tax figures

Weston pays an infrastructure tax and a city services tax. Our local agents pull both from the latest county bill so you compare true monthly costs.

  • Weigh park and lake access

Homes near the 4.5-acre park or closest to Santee Lakes tend to draw more buyers. We compare those premiums against similar homes a few streets away.

  • Check fire insurance early

Northern Santee borders open hills. Get homeowners insurance quotes during your inspection period, since some carriers limit coverage near wildland areas.

  • Ask if solar is owned or leased

Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.

  • Check what warranty is left

Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.

Buying in Weston: common questions

Yes. When the seller offers buyer-agent compensation, or we negotiate it into your offer, TurboHome keeps a flat fee and credits you the rest at closing. On a $800,000 home with 2.5% compensation, that is $20,000 minus a $10,000 flat fee, for a TurboHome rebate of $10,000. Your lender confirms how the credit is applied.
