Most homes for sale in Del Sur are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,900,000 home in San Diego, California, that's about $32,500 back at closing.

Your Del Sur savings stack
Del Sur is a master-planned community in the northern part of Black Mountain Ranch, inside the City of San Diego and in ZIP code 92127. It sits next to 4S Ranch but is a separate community with its own association. Homebuilding began in 2006, and the neighborhoods range from townhomes to gated estate lots.
Daily life centers on Del Sur Town Center for shopping and dining, plus several neighborhood pools, parks, community gardens, and a trail network linking the villages. The Ranch House is the community's gathering place, and residents can rent it for events. Del Sur is in the Poway Unified School District, and the Del Sur Community Association manages the shared amenities, with several neighborhood associations underneath it.
Del Sur is a resale market. From January to September 2026, homes sold for a median of about $2.08 million, up 10% from 2025, and single-family homes for about $2.17 million. Most homes pay Poway Unified's CFD No. 12, about $2,208 to $4,544 a year in 2025-26, and some enclaves add the city's CFD No. 4. HOA dues in recent listings run roughly $150 to $450 a month. A local buyer's agent who pulls each parcel's tax lines and HOA budget, and negotiates in a rising market, is how you get the best price in Del Sur.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Del Sur can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $32,500 on a $1,900,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

The details that change your monthly payment or resale value, and that a listing won't mention.
Some Del Sur homes pay both a school-district tax and a city tax. Our local agents confirm which lines apply so two similar homes compare fairly.
Many homes pay a master association and a neighborhood association. We total both before you write an offer.
Del Sur prices rose about 10% in 2026. We study recent sales so your offer is strong without overpaying.
Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.
Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.
